Hyatt announced Grand Hyatt Cancun Beach Resort on 15 September 2026. The resort opens 10 December 2026 as an all-inclusive property and is the Grand Hyatt brand's first hotel in Cancun. Grupo Diestra owns it.
The daytime inventory
Nine multi-level outdoor pools sit on the property, among them an adults-only pool and an infinity pool. The private Beach Club holds its own pool and restaurant. Snorkeling, diving, kayaking, windsurfing and paddleboarding run from the Beach Club. The Ritua Sanctuary Spa carries outdoor relaxation areas, a traditional temazcal, hammock lounges and a fitness center. A Grand Kids Club takes children.
Every one of those facilities sits inside one nightly price.
The rates the trade publishes
The Points Guy reads opening rates at $382 a night for one adult and $588 for double occupancy. Upgraded Points reads standard rooms from $405 and suites from about $505. The entry point sits above $380 on both readings.
Hyatt's award chart places the property in Category E as an all-inclusive, at 35,000 to 75,000 World of Hyatt points a night for a standard room. A booking made by 30 September 2026 takes up to 35 percent off paid stays of three or more nights between 1 December 2026 and 31 March 2027.
No published day product
The release carries no day rate, no hourly rate, no pool pass, no gym pass, no spa day rate and no beach club day price. None of the 14 food and beverage outlets carries a published cover or day price either.
Several of the outlets run through the daytime. Kaab serves international breakfast, buffet and lunch. Grand Cafe & Market, the Saka pool bar, Fiera Tacos and Paradiso cover coffee, snacks and grilled food. The release folds all of them into the room rate.
Inventory and location
The resort holds 500 guestrooms, including 47 suites. Each room carries a private terrace with an ocean or marina view. Select suites add a private pool. Grand Club rooms add lounge access with continental breakfast and afternoon cocktails.
The property sits inside Puerto Cancun, a gated community with a marina, a golf course, shopping and dining, about 25 minutes from Cancun International Airport. An installation by Teresa Solar stands at the entrance. Tiles designed by Maria Pizarro run through the property.
Group space sells separately
The resort carries approximately 30,000 square feet of flexible indoor event space on a single level. The Great Ballroom divides into eight sections, and two breakout rooms and a boardroom support it. Terraces, beach venues and poolside settings sit outside.

The opening moved
Caribbean Journal reported the 10 December date on 16 September 2026. The property had been selling stays from 17 November, per Caribbean Journal's June report on the reservation window. Upgraded Points reported that the all-inclusive format was not part of the original plans.
