Kimpton's First All-Inclusive Opens in the Riviera Maya
Kimpton Tres Ríos All Inclusive opened on 22 September 2026 inside a 340-acre nature preserve on Mexico's Riviera Maya, between Playa del Carmen and Cancún. Hotel Equities announced the management and the debut of the 355-room resort. IHG places it as the first All-Inclusive by Kimpton.
The property sits along the Cancún-Tulum corridor in Playa del Carmen, within a protected natural park. The operator lists panoramic ocean views and a room range that runs from mangrove-view rooms to multi-bedroom suites and a presidential suite, many with direct pool access.
Seven Restaurants and Five Bars, Opening in Phases
The operator counts seven restaurants and five bars, including Italian cooking at Bacetto and Japanese at Kotori. Six restaurants and four bars debut this fall. Elaia, a Mediterranean restaurant, and Nebbia, an adults-only rooftop bar, follow in early 2027.
The Kej Spa and the Two-Story Fitness Centre
The 10,000-square-foot Kej Spa anchors the wellness programme with hydrotherapy, massage and beauty treatments, plus rituals drawn from Mayan tradition that include temazcal and a signature cenote-themed treatment. The fitness centre runs over two floors, with cardio and weight training on the ground floor and separate upstairs studios for cycling and for yoga and stretching.
Four Pools, a Kids Club and Ten Cenotes
Four outdoor pools sit on the property. Club Aventuras runs beachside programming for children. The preserve holds three freshwater rivers and 10 cenotes, with guided nature trails and kayaking on site.
Kimpton's service signatures carry into the format, with an evening Social Hour and a morning Kickstart service. Weddings and celebrations use indoor and outdoor settings, with on-property event coordinators, customisable menus and group room blocks.
Hotel Equities Takes Kimpton Into the Segment
The opening extends Hotel Equities into all-inclusive operations and grows its Caribbean and Latin America platform, which the company says covers the Dominican Republic, Costa Rica, Jamaica, Turks & Caicos and Uruguay. Juan Corvinos, president of HE CALA, said all-inclusive operations run on a different model, from high-volume food and beverage to pricing strategy and a seamless guest experience across a full stay. The property team is led by general manager Jorge Martinez, with MariCarmen Gutierrez as director of sales and marketing and Gabriel Kolofon as director of culinary.
Daniel Arroyo, the owner of Kimpton Tres Ríos, said the resort represents a significant investment in one of the region's most extraordinary natural settings and that Hotel Equities brought a locally led operating platform to guide the opening of the first All-Inclusive by Kimpton.
