An Approval at Van Ness and Market
The San Francisco Planning Commission issued final approval on 11 September 2026 for a revised 67-story tower at 10 South Van Ness Avenue. The approved scheme holds 921 apartments, a basement garage and 2,360 square feet of ground-level retail. SF YIMBY reported the decision.
An earlier approval, dated 30 December 2025, carried 1,019 apartments. The revision cut 98 apartments and held the height at 820 feet.
Residential supply at this scale changes the household base of a district with a dense hotel base.
What the Homes Change in the District
The revised programme yields 1.59 million square feet, split into 1.49 million square feet of housing, 38,280 square feet of garage and 2,360 square feet of retail. Parking holds 105 cars and 352 bicycles.
Of the 921 units, 240 are rental apartments in the podium and 681 are for-sale condominiums in the tower. SF YIMBY reports that the application used Senate Bill 423 to streamline the approval.
The Hotel Base Inside the Radius
An OpenStreetMap sweep on 16 October 2026 lists the hotel-tagged properties inside a straight-line 1.25 kilometres of the site. The distances run from the address point at 37.7741, -122.4195.
The Edwardian Hotel at 1668 Market Street sits 220 metres away. Inn at Market at 1412 Market Street sits 272 metres. Inn at Gough at 135 Gough Street sits 291 metres. The Travelodge at 1707 Market Street sits 328 metres. Ram's Hotel at 80 9th Street sits 460 metres. Hayes Valley Inn at 417 Gough Street sits 468 metres. The Poter Hotel sits 500 metres. Chase Hotel at 1278 Market Street sits 520 metres. Donnelly Hotel at 1272 Market Street sits 537 metres. The Inn at the Opera at 333 Fulton Street sits 559 metres. BEI Hotel San Francisco at 50 8th Street sits 603 metres.
The sweep returns names and addresses. It carries no room counts.
The Financing Path the File Leaves Open
The approval record carries no construction cost, no lender and no groundbreaking date. The file holds the entitlement and the zoning relief behind it.
One earlier transaction shows the sponsor's route to closing this one. Crescent Heights bought the 1979 Mission Street parcel from Maximus in 2021 for $40 million and transferred the 1.3-acre site to the city to satisfy its off-site affordable housing requirement. That transfer allowed a fully market-rate tower at 10 South Van Ness Avenue, per SF YIMBY.
The Mission Street site now carries 382 affordable apartments across three phases. The first phase, La Maravilla, is under construction.
Douglas Sams reported in the San Francisco Business Times that construction could start in 2027. Cost and construction timeline stay unshared on the record.
One Indicator to Read Each Month
The Department of Building Inspection publishes its permit record on data.sf.gov. Read on 16 October 2026, the file for the assessor parcel block 3506, lot 004, holds 19 permit entries.
A demolition application entered intake on 4 September 2026 for the two-story commercial building on the lot. Its estimated cost is $1 million and its status reads triage.
Read that record each month. A demolition permit moving off triage, or a new-construction permit for the approved design, is the first dated signal that the entitlement is turning into work.
