FivePoint broke ground at the former Candlestick Park stadium site on 9 September 2026. The first phase covers seven city blocks, and the work under way is roads, utilities and a water system that will serve the surrounding Bayview community (Office of the Mayor, 9 September 2026).
An operator selling daytime rooms reads this story on the crew calendar. Construction crews arrive with the road work. Offices and homes follow the infrastructure. Hotel rooms arrive last.
What the district will hold
The release sets the district at approximately 270 acres with 7,200 homes at full build-out, an innovation district of up to 2.8 million square feet of flexible commercial space, 60 city blocks and 100 acres of parks and open space. The programme list carries shops, restaurants, a hotel and entertainment uses.
The first phase carries approximately 700 homes, 314 of them affordable, plus early stages of the innovation district and ground-floor retail. CRE Daily reports a first-phase cost above $130 million, attributed to the Office of Community Investment and Infrastructure, and a two-year infrastructure window (30 July 2026).
Houseberry puts full completion at 2048 and the main park at 2042 (4 August 2026). The district runs on a two-decade clock, and the first two years carry the crews.
The overnight pipeline in the same market
San Francisco carried zero hotel rooms under construction in 2025, down from 169 rooms the year before (Atlas Hospitality Group data, reported 16 January 2026). The Bay Area held 15 hotels and 1,610 rooms under construction in 2025, against 21 hotels and 2,452 rooms in 2024.
Atlas Hospitality president Alan Reay gave the reason. "The financing market is still tough," he said, and construction costs for new hotels remain high.
San Francisco Travel projects 70.7 percent occupancy and a $266.16 average daily rate for 2026, with 24.4 million visitors and $9.94 billion in visitor spending (26 August 2026). The association projects 72.1 percent occupancy and a $271.43 rate for 2027.
The day-use window in that market
Dayuse lists an average day-room price of $119.61 in San Francisco on 25 September 2026 and recommends The Mosser Hotel for hourly stays. The platform's published terms are payment at the hotel, no prepayment and free cancellation.
The district's own lodging sits in a recorded agreement. The Fourth Amendment to the disposition and development agreement, dated 6 August 2025, sets 130,000 gross square feet of hotel use on the Candlestick Site, with no room count and no opening date.
Daytime inventory serves the demand ahead of that clock. Two years of road and utility work come first, and the office floors and homes arrive after that.
Three dates an operator can check
The OCII request for proposals for up to 100 affordable units at Candlestick closes 8 October 2026 (The Real Deal, 7 August 2026). The infrastructure window runs about two years from September 2026. A land sale to a phase developer precedes the first building, and a first building permit would date the vertical phase.
Until one of those dates lands, the district adds daytime demand and no rooms.
