Four Seasons Coconut Grove: 70 homes on a 2028 delivery date

The 70-residence Coconut Grove tower carries three completion readings for 2028: a headline year, a mid-2028 line and a fourth-quarter projection. Sales opened in April 2024 and more than half the homes were presold by mid-2026.

Three readings of 2028

Four Seasons Private Residences Coconut Grove is dated to 2028 across the record. The tracker headline prints 2028. The tracker's story line reads mid-2028. Its projection module puts delivery in the fourth quarter of 2028.

The year holds across all three. The quarter is the tightest reading on the file.

Eight months from groundbreaking to structure

Construction began in October 2025 and the formal groundbreaking came on 7 November 2025. The first elevated level arrived on 1 July 2026, with foundation work complete, columns and shear walls rising and an elevator core in place.

The interval from the groundbreaking to that level runs about eight months across foundation, podium and ground-floor work.

Seventy homes as an opening programme

The building holds 70 residences across 20 floors. Layouts run from two to four bedrooms and reach nearly 4,000 square feet, with 11-foot ceilings, private secured elevators and foyers, and floor-to-ceiling glass toward the bay.

The architecture is Luis Revuelta's, the interiors are Michele Bönan's, and the grounds are Raymond Jungles'. Interiors carry Molteni and C kitchens and Calacatta and Carrara marble baths over Italian travertine. The tracker lists 13 amenities, among them a serviced pool deck and bar lounge, an indoor pool, Finnish saunas, a spa with five contrast-therapy rooms, a fitness centre, a yoga studio and a signature restaurant.

The sales pace and the modelled absorption

Sales opened in April 2024. The tracker records more than half of the 70 homes presold by mid-2026, with prices from just under 6 million dollars.

The projection module models a sell-out at 18 months from launch and absorption at 4.5 homes a month. Seventy homes at 4.5 a month equals 15.6 months, which places the two modelled outputs about two months apart.

The pricing model

The module prices delivery at 1,850 dollars a square foot inside a 1,600 to 2,100 dollar band, built from six comparable launches nearby at high confidence. The module labels those values modelled estimates.

The market this delivery lands in

The tracker counts an 87-project Miami pipeline and 32,680 residences and keys across the projects in its database. That count mixes residences and hotel keys, so it reads as a delivery calendar for the submarket and not as a hotel supply figure.

Four milestones without a published date

The record holds no date for the final structural level, for the curtain wall, for the certificate of occupancy or for the first closings. The tracker's dated milestones stop at 1 July 2026 and resume at the 2028 projection.

Those four dates set the operating calendar for the building. The site states that the residences are not owned, developed or sold by Four Seasons Hotels Limited, and that M-2699 S Bayshore Owner LLC uses the marks under a license. The license carries the service obligation, and the record publishes no fee, term or termination clause for it.
