A 138-room Courtyard by Marriott heads for downtown Harrisburg

Harristown Development plans a 138-room Courtyard by Marriott across seven floors of 333 Market Street in Harrisburg, with a fall 2028 opening target. Shaner Hotel Group develops the conversion while Marriott brand approval stays pending.

A 138-Room Courtyard for Downtown Harrisburg

Harristown Development Corporation plans a Courtyard by Marriott at 333 Market Street in Harrisburg, Pennsylvania. The hotel would hold 138 rooms and open in fall 2028.

The conversion takes the ground-floor lobby and the fourth through tenth floors. The building holds 22 floors and reaches 341 feet. It is the tallest building in Harrisburg.

State offices filled part of the address for about two decades. The Commonwealth declined to renew that lease in March 2026. A state liquor store, a television station's Harrisburg hub and a sneaker store have also occupied the building.

Shaner Develops, With Brand Approval Pending

Governor Josh Shapiro announced the plan on 28 September 2026.

Harristown is partnering with Shaner Hotel Group on the development. Shaner brought the Hilton to North Second Street 35 years ago. The group runs hotels in Lower Swatara Township, Mechanicsburg, Derry Township, Lebanon and State College.

Shaner published its own note on the project on 29 September 2026. That note describes a 130-room Courtyard by Marriott and states the company is awaiting final approval from Marriott International.

The PennLive account of the announcement carries 138 rooms. No published document reconciles the two counts.

$11 Million of State Money for the Conversion

The first phase of the city plan carries $64 million in public and private commitments. The Commonwealth directs $11 million in Redevelopment Capital Assistance Program funding to the Harristown conversion of 333 Market Street from office space to a hotel.

Harristown estimates the project cost at $32 million.

The Building Around the Rooms

The address carries a parking garage with space for more than 1,000 vehicles. The hotel sits next to the Harrisburg Transportation Center.

Harristown holds approval for 90 apartments on the building's upper floors. Construction on those apartments has not started.

What the Opening Adds to the City

Two large hotels trade in downtown Harrisburg. Those are the Hilton Harrisburg and the Crowne Plaza. The Courtyard would become the third.

Plato Ghinos, Shaner's president, named the demand he expects the hotel to capture. Visitors reach the region for car shows, concerts and Hersheypark, he said.

"So people are coming, but they aren't staying downtown. We are giving them a reason," Ghinos said. "Together with the Hilton, it's a great combination to bring more people to stay over and spend money here."

Brad Jones, Harristown's president and chief executive, described the address as the company's biggest challenge. "This property here, 333 Market St., will be our biggest challenge," Jones said. "The governor and his team have laid out a plan for us to get there."

The Approval Step and the Fall 2028 Date

Jones said the land development plan was due before the Harrisburg City Planning Commission on 7 October 2026. WGAL reported the commission approved the plan at that meeting.

The opening is targeted for fall 2028. The published material names no construction start date and no general contractor. It carries no room rate and no performance projection.
