Cygnett Hotels & Resorts has signed a management agreement for a 114-key Cygnett Resort near Kainchi Dham in Nainital, Uttarakhand. The signing adds to the group's presence in the state's leisure and spiritual tourism market. Hospitality Biz India carried the announcement on 6 October 2026.
The brand and the parties
The resort will operate under Cygnett Resort, the group's leisure hospitality brand. The brand positions itself around the phrase "Modern, Mindful, Elevated", with Cygnett naming contemporary design, functional accommodation, guest comfort and wellbeing as its focus.
The agreement covers management of the property. Cygnett Hotels & Resorts is the operator. Suri Developers is the development partner.
The announcement reached the trade through several copies. Safari India, BW Hotelier, Travel Trade Journal and HospiBuz each carried the same figures within days of the signing.
The cottage inventory
The inventory of 114 keys includes luxury family cottages. The accommodation is planned for couples and for larger family groups.
The site sits in the Kumaon hills with views over the Himalayan landscape. Cygnett places the resort within walking distance of Neem Karoli Baba's ashram at Kainchi Dham.
The facilities
Planned facilities include an all-day dining restaurant, banqueting space, a gymnasium and a swimming pool. The event and accommodation blocks are designed for destination weddings, social celebrations, corporate retreats and group stays.
Cygnett states that the property will combine accommodation, food and beverage services, recreation and event facilities.
The location
Kainchi Dham is a pilgrimage destination in the Nainital district. Cygnett frames the location as a base for spiritual travellers, families, couples and weekend visitors.
The ashram draws devotees through the year. The Kumaon hills around it hold a separate leisure season for mountain holidays, and Cygnett cites that second demand source for the wider Nainital and Kumaon region.
Sarbendra Sarkar on the demand
Sarbendra Sarkar is founder and managing director of Cygnett Hotels & Resorts. He said the group sees significant opportunity in destinations where leisure, spirituality and nature come together.
Sarkar said Kainchi Dham holds a special place for devotees and that the Nainital and Kumaon region offers enduring appeal for mountain holidays and celebrations. He said the partnership with Suri Developers will allow Cygnett to build a resort that answers both demand sets, combining Himalayan views, accommodation and banqueting space with the group's Cygnetture Experience.
Suri Developers and the wider pipeline
Cygnett states that the partnership extends beyond this project, with the developer planning additional hospitality projects across Uttarakhand alongside the group. No other project in the collaboration is named, and no schedule is published for any of them.
The developer's own site markets a Kainchi Retreat near Kainchi Dham at Palari.
The Nainital footprint and group scale
The signing adds to an existing Uttarakhand footprint. Cygnett already operates Cygnett Resort Mountain Breeze, Nainital, at Jeolikote.
The group reported 45 hotels and resorts across more than 41 destinations in June 2026, with more than 4,000 keys operational or under development. It targets more than 100 hotels and 10,000 keys by 2030.
Cygnett's own upcoming-hotels listing does not yet carry the Kainchi Dham property. The item stands as a signing announcement.
The terms the signing leaves open
The announcement carries no opening date, no investment value and no acreage. It states no unit mix beyond the luxury family cottages.
Kainchi Dham also has a separate planned hotel nearby. Naini Habitat Developers has announced a 155-key Ramada Resort and Residences on eight acres near Kainchi Dham with Wyndham. That is a different developer and a different asset.
