The Daytime Inventory The District Publishes
Mission Rock's first phase is complete. The 28-acre district south of Oracle Park holds four buildings and a five-acre park. No part of it sells a room by the hour, a daytime workspace or a pool pass.
Phase one delivered The Canyon, a 23-storey MVRDV apartment building that opened in June 2023. Verde, a 23-storey Studio Gang tower with 254 units, completed the phase in 2024. Building G is the 13-storey Visa Market Support Center by Henning Larsen, and Building B is an eight-storey WORKac office and lab building. China Basin Park, designed by SCAPE, opened in April 2024.
That is the gap a day-use operator reads. The district brings a weekday population and no product for the guest who wants the hours between a check-out and a flight. Visa took Building G for its market support centre, with approximately 1,000 employees. Nvidia signed 45,000 square feet in Building B in November 2025, and the Golden State Warriors and Coinbase hold leases in the same building.
The Market The District Sits In
Dayuse publishes an average of $119.61 for a day room in San Francisco, read 25 September 2026, and names The Mosser Hotel as its recommended hourly property. The overnight comparator sits higher. Engine records $165 a night across 3.1 million public rate observations from May 2024 to April 2026, a figure that ranks 18th of 50 markets and 11 percent above the $148 median. Engine's monthly band runs from $129 in December to $197 in March.
The city carries 562 hotels on the hotelslots.org California and San Francisco directory page, read the same day, against a card list that shows 24 at a time.
San Francisco Travel released its market forecast on 26 August 2026 at its Visitor Impact Summit. It projects 70.7 percent occupancy for 2026, an average daily rate of $266.16 and revenue per available room of $188.06. For 2027 it projects 72.1 percent, $271.43 and $195.61, with 33 events at Moscone Center and more than 640,000 room nights.
The construction side is thin. Atlas Hospitality Group's survey records zero hotel rooms under construction in San Francisco in 2025 against 169 rooms in 2024, and 15 hotels with 1,610 rooms across the Bay Area against 21 hotels and 2,452 rooms the year before.

Every figure is straight-line from that one point. Street routes run longer, and none of the properties publishes a walk time from the district.
What The District Publishes For Daytime Use
The park is public and the Port of San Francisco owns it. The retail tenants open onto the street. Verde's resident amenities, which include a fitness centre, a games room and a golf simulator, serve the building's residents. No day rate, no workspace rate and no pool pass appears anywhere in the published programme.
The Checks Before A Day-Use Operator Moves
Ask the district for the retail opening schedule and the residential leasing pace. A daytime product needs a customer at 10 a.m. on a Tuesday, and the office base supplies that customer. Price the walk from the district to the nearest day-use property, because 726 feet to the closest key reads differently from 5,707 feet. Hold the day rate against the $119.61 city average and against the $165 overnight figure, because the daytime market clears on that spread.
