Treasure Island's Serviced Tier Sits Above the City Day Rate

The island's first phase delivers 148 homes on a serviced lease with no hourly inventory, against a $119.61 San Francisco day-room average, a $165 par rate and a ferry that ends at 8:20 p.m. on weekdays.

The daytime inventory the island publishes

Treasure Island's first completed residential phase opened on 17 July 2026 as 490 Avenue of the Palms, 148 homes along Cityside Park, with 34 front-row homes trading as The Palms Collection. Sentral operates the building on a serviced lease. No part of the island sells a room by the hour, a daytime workspace or a pool pass.

The services that would carry a day rate sit inside the lease. Palms Collection residents receive weekly housekeeping, meal preparation and fridge stocking, group fitness and wellness programming, car-service coordination, arrival and departure assistance, and a set number of Paddle Club and e-bike bookings each month. Residents outside the collection buy the same services a la carte through the on-site Experience Team and the Sentral Life App. Every resident gets a Director of Experience and Lifestyle.

The clock a day product runs on

The ferry connects the Ferry Building at Gate B with the island landing seven days a week. The operator puts the crossing at eight minutes on its ferry page and about ten minutes on its access page, at $5 each way and $10 round-trip. Children under five ride free, and each trip carries up to six bicycles.

Weekday departures from the island run from 7:30 a.m. to 8:00 p.m., and the last weekday sailing from Gate B leaves at 8:20 p.m. and lands at 8:28 p.m. Muni route 25 runs to the Salesforce Transit Center and along the Embarcadero every 20 minutes, every day. The operator publishes no island shuttle and no per-trip passenger capacity.

The island's own daytime calendar runs on Saturdays. Off the Grid returns to Cityside Park from 12 September through 17 October 2026, 11 a.m. to 4 p.m., free, and the ferry adds crossings between 10:30 a.m. and 4:30 p.m. on those days.

The market the island sits in

Dayuse publishes an average of $119.61 for a day room in San Francisco, read 25 September 2026, and names The Mosser Hotel as its recommended hourly property. The overnight comparator sits higher. Engine records $165 a night across 3.1 million public rate observations from May 2024 to April 2026, a figure that ranks 18th of 50 markets and 11 percent above the $148 median. Engine's monthly band runs from $129 in December to $197 in March.

San Francisco Travel's 2027 outlook projects 72.1 percent occupancy, an average daily rate of $271.43 and revenue per available room of $195.61, and its 2026 figures read 70.7 percent, $266.16 and $188.06. Atlas Hospitality Group's survey records zero hotel rooms under construction in San Francisco in 2025 against 169 rooms in 2024.

The residential rate that frames the tier

The Palms Collection asks $4,320 to $18,000 a month, the building's homes run from $3,000 to about $9,000 a month, and furnished homes carry an average premium of approximately $1,500 a month, per the Chronicle's 8 July 2026 report and the operator's 10 July release. Thirty nights at the $266.16 citywide average comes to $7,985. The top serviced tier asks about 2.3 times that figure for a month.

The checks before a day-use operator moves

Price the crossing first. A $5 ferry and an eight-minute run put the island inside a downtown day rate, and the last weekday sailing at 8:20 p.m. caps the return. Hold any island day rate against the $119.61 city average and the $165 overnight figure, because the daytime market clears on that spread.

Ask the operator for the venue rate card and the capacity sheet. Its events page publishes park acreage and no seated capacity by venue, and no group rate card. Ask the development team for the hotel phase's delivery date before a daytime product is planned against it.
