The Rooms on the Drawings
The Hearst Building conversion turns three internally connected commercial buildings at 5 Third Street and 17-29 Third Street into a hotel of up to 170 rooms. The 2023 filing covers a 121,470-square-foot office complex, 5,920 square feet of office, 11,390 square feet of retail and parking for 21 bicycles. Forge is the project architect. Page & Turnbull and Knapp Architects hold the preservation scope. Bespoke Hospitality is the project sponsor.
The city first approved the scheme in mid-April 2019. Bespoke Hospitality and JMA Ventures hold an extension of the authorisation to mid-April 2026, and construction is estimated at around 20 months from a start.
Auberge Resorts Collection announced on April 28, 2021 that it would manage The Hearst Hotel with 150 rooms and 14 suites, designed by Roman and Williams, for a 2023 debut.
The Daytime Shelf in San Francisco

The platform sells four slots: Morning 6AM-12PM, Afternoon 12PM-6PM, Evening 6PM-12AM and Overnight 12AM-6AM. It states rates 30 to 75 percent below nightly rates, no booking fee and no commission markup, with payment going to the hotel.
Dayuse publishes an average day-room price of $119.61 for San Francisco and names The Mosser Hotel as its recommended hourly hotel in the city. The Mosser sits 1,128 feet from the Hearst Building on OpenStreetMap coordinates read September 24, 2026.
The Hotels Inside a Walk
Thirty named hotels sit within 1,700 feet of the Hearst Building on the same read, and 15 of them sit inside 1,400 feet. The Palace Hotel reads 354 feet, Four Seasons 580 feet and The St. Regis San Francisco 693 feet.
The Nightly Rate Under the Shelf
Engine's San Francisco page carries an average nightly rate of $165 across 3.1 million public rate observations from May 2024 to April 2026. March reads $197, 19 percent above the average, and December $129, 22 percent below. The spread across the year is 35 percent, and the page ranks the city 18th of 50 markets at 11 percent above the $148 median. It defines its figures as par rates, the cheapest publicly available price at the time of each search.
The Delivery Record
The city's incentive agreement of February 2026 describes a mixed-use hotel of up to 170 rooms with restaurant and bar space, office, retail, seismic and structural upgrades and restoration of historic features. The Board of Supervisors Budget and Finance Committee sent the agreement forward without recommendation, and 48 Hills reported the vote on February 5, 2026.
The entitlements run to mid-April 2026 and authorise the scheme. The published record carries no building permit, general contractor, construction lender or signed operator agreement for the conversion.
