A 579-unit addition and its delivery date
North Development broke ground on Domus Brickell Center on September 10, 2025. The tower at 1034 SW 2nd Avenue in West Brickell rises 35 stories and holds 579 residences of 400 to 975 square feet. The development record carries completion in early 2028.
The units are furnished condominiums sold to buyers, and short-term rentals are permitted under the developer's FLATS model. They enter the rental channel and add no hotel rooms to Brickell inventory.
The pipeline count and what it holds
The tracker that lists this project counts 85 projects in its Miami pipeline. For West Brickell it counts 32,652 residences and keys across the projects in its database.
Read the second figure with its composition attached. It sums for-sale residences and hotel keys, and no published breakdown separates the two.
Publish 32,652 as a construction and housing count. No page converts the figure into a hotel key count.
How the deliveries cluster
The project record dates ten residences within 1.4 miles of the Domus site. Four of the ten share 2028. Melia Residences Miami sits 0.1 mile away on a 2027 date. JEM Private Residences sits 1.4 miles away at the fourth quarter of 2027. Mercedes-Benz Places is under 0.1 mile away on 2028. One Twenty Brickell Residences and One Twenty Brickell Signature Residences both carry 2028 at 0.2 mile. Waldorf Astoria Residences Miami carries the second quarter of 2028 at 1.1 miles.
The tail of the ring is thin. Summit Brickell carries 2029 at 0.2 mile. House of Wellness Brickell carries 2030. B Residences Miami and Delano Residences Miami carry 2031.
Brickell therefore receives five buildings in delivery across 2028, the Domus tower among them. Three of its four 2028 neighbors sit within 0.2 mile of the parcel.
Sales status on the record
Sales launched in May 2024 with Cervera Real Estate as broker. The record's June 2026 milestone reads over 50 percent sold and ahead of its construction schedule. Financing closed on September 17, 2025 at $220 million.
What to track into 2028
Three readings will tell whether the 2028 cluster holds. First, the sales balance at each dated milestone, since a building that stays half-sold into its final year changes the rental supply it adds. Second, the delivery dates of the four 2028 neighbors, since a slip in any one of them thins the cluster. Third, the build schedule at Thornton Construction, the contractor the record names on the project.
Each of the three is a published number or a named firm on the record, with a date attached.
