The approval on the stadium block
The Metropolitan Development Commission approved a regional center development petition from TWG Development LLC on September 2, 2026. The vote covers a $73 million apartment building on the full block at 412 West McCarty Street, at the northwest corner of McCarty and South Missouri Street. The site sits about 0.17 mile from Lucas Oil Stadium and about 0.46 mile from the Indiana Convention Center, both straight-line measures from the OpenStreetMap address points.
Commission documents put 270 units in the building. Forty-one units are reserved for households earning less than 70 percent of the area median income. The plan carries an integrated garage with 204 spaces and about 6,500 square feet of commercial and retail space.
Construction starts in September 2026 on a schedule of about two years, with an August 2028 opening target. The city approved rezoning of the site for residential use in 2024 with a 10-year tax abatement worth about $6.43 million. TWG planned a first-quarter 2025 start at that point, and the developer told the Indianapolis Business Journal that financing difficulties, elevated interest rates and construction costs moved the start.

The nightly rate behind the discount
Engine publishes an average nightly rate of $128 in Indianapolis across 1.2 million public rate observations from May 2024 to April 2026. Its month table reads $114 in January, $107 in February and $158 in May, a 32 percent swing across the year. The delivery dates that add daytime capacity
Visit Indy dates six Indianapolis projects on its new-developments page. Signia Hilton Indianapolis carries 803 rooms for December 2026 beside a 143,500-square-foot convention center expansion and a 50,000-square-foot ballroom. Motto carries 116 rooms for 2026. Kimpton carries 167 rooms for 2027. The Westin at Indianapolis International Airport carries 253 rooms for 2027. Ritz-Carlton carries 176 rooms for 2028. Renaissance carries 378 rooms for 2028.
The venue footer counts 7,100 hotel rooms in downtown Indianapolis, 4,700 of them connected to the convention center by skywalk. The facility guide counts 4,721 rooms connected to the center, 7,175 within a six-block radius and 4,570 committable group rooms downtown.
What the residences change
The block adds 270 households to the district across the full calendar year. The day-use shelf counts hotel rooms, and the district's room base moves on the delivery dates above.
The public record carries no rent schedule, no lease terms and no bedroom mix for the 270 units, and no named tenant for the retail bay.
