Marriott International has signed an agreement with KS Hotels and Resorts for two properties inside Matalay, a 200-hectare development on Thailand's Khao Lak coast. Moxy Khao Lak Memories Beach is planned with 160 rooms. Matalay Khao Lak, Apartments by Marriott Bonvoy is planned with 60 two-bedroom apartments. No opening date is published for either property.

TTG Asia reported the signing on 9 October, 2026. Both properties sit at Memories Beach, at the northern end of the development.

A Moxy debut in southern Thailand

Moxy Khao Lak Memories Beach is planned with 160 rooms around a freeform pool. The facilities list carries a restaurant, pool and beach bars, a gym and a beachfront events lawn. The signing brings the Moxy brand to southern Thailand for the first time. Moxy Bangkok Ratchaprasong opened on 18 February 2024 with 504 rooms as the brand's Thailand debut.

The apartment brand's Thailand debut

Matalay Khao Lak, Apartments by Marriott Bonvoy is planned with 60 two-bedroom apartments of 110 sqm each, with a kitchen and a washer-dryer. Selected units will have pool access or ocean views. The property is planned as the Apartments by Marriott Bonvoy brand's first in Thailand. Marriott's brand page lists the brand's live destinations as Suzhou, Tulum, Courmayeur, Isla Verde, Orlando and Savannah.

The development around the two hotels

Matalay spans 200 hectares with 1.4 km of beachfront. Planned activities include surfing, kayaking and wellness. A 3 km jogging and cycling track through forests and around lakes will link the development to the existing JW Marriott Khao Lak Resort & Spa. C9 Hotelworks reads the wider unified Resort Town at 1,260 rai, or 201 hectares, across the same 1.4 km of Andaman Sea frontage, and names the Boonsoong family as owner of Matalay.

Transport and nearby inventory

Both properties sit about 75 minutes by road from Phuket International Airport. Khao Lak Marriott Beach Resort & Spa holds 283 rooms at 1/111 Moo 2, Bang Muang, Takua Pa, in the same district, and stands separate from both signings. KS Hotels and Resorts' other holdings include Park Hyatt Maldives, Park Hyatt Siem Reap, JW Marriott Surfers Paradise, Hyatt Regency Phuket and JW Marriott Khao Lak.
