Parcel F at 542 Howard Street carries 180 hotel keys and 165 residences across 61 floors. Pelli Clarke & Partners designed the tapering glass tower. Markets of Tomorrow records the status as announced, the expected opening date as TBD and the developer set as Hines, Urban Pacific Development and Goldman Sachs Asset Management. The hotel would trade under the Rosewood brand.

The directory header carries 103,857 hotels across 46 states, up to 75 percent off nightly rates and a zero booking fee.
The four projects in the district pipeline
The tracker's Transbay set holds four projects with 7,565 residences and keys and a peak delivery window in late 2028. Candlestick Point accounts for 7,200 residences. Its entry reads a September 2026 groundbreaking, a 2028 target and FivePoint Holdings as developer, with Perkins&Will on design.
530 Sansome reads 41 floors, 200 hotel keys and a 2030 completion, developed by Related California with McCourt Partners and designed by Skidmore, Owings & Merrill. Midjourney Spa reads four floors and a late 2027 completion at 300 Grant Avenue. The tracker sorts the four into two mixed-use, one hotel and one healthcare.
Two entries carry dated construction
Candlestick Point broke ground in September 2026 and its entry reads under construction. 530 Sansome carries a 2030 completion and Midjourney Spa a late 2027 completion. Parcel F carries no delivery date, no construction start and no building permit.
The district's only hotel entry
Parcel F is the tracker's hotel entry and its tallest at 61 floors. It links to the elevated Salesforce Park by a pedestrian sky bridge from the fifth floor, and Joyce Wang Studio holds the interiors brief. Markets of Tomorrow prints the height at roughly 800 feet.
No day-use rate, hourly window or day-pass term is published for any of the four projects.
What the shelf does with 380 more keys
The San Francisco directory lists 562 hotels today. Parcel F would add 180 keys and 530 Sansome 200 keys, on completion dates in different decades. Both entries sit at luxury and five-star tiers, against a directory whose own body copy describes a range of two-star and three-star properties.
The checkpoints that would date the supply
A filed building permit, a construction loan and a published delivery date would each put Parcel F on a schedule. None appears on the file. The dated supply in this district sits with Candlestick Point and 530 Sansome.
