TAMPA — Pendry Hotels & Resorts and Two Roads Development have topped off Pendry Tampa and Pendry Residences Tampa. The ceremony marks the brand’s Florida debut. Pendry puts the opening in 2027.
Pendry dated the release 14 October 2026 and hotel-online.com carried it the same day. Florida YIMBY reported the milestone on 14 October 2026 and named Coastal Construction as general contractor.
Two Hundred and Eighteen Rooms and One Hundred and Ninety Homes
The release gives 218 guestrooms and suites and 190 Pendry Residences. The homes run from one to three bedrooms and start at $1.7 million. Floor-to-ceiling windows, private terraces and a dedicated residential lobby and lounge come with the purchase. Owners also reach resort-style pools, the fitness centre, the spa, private dining and social spaces.
The project’s own pages carry earlier counts. pendry.com/tampa reads 220 guestrooms and 200 private residences. The residences’ sales site reads “approximately 190”. A 2023-era release on that site reads 207 units above a 220-key hotel.
Eighty Per Cent Under Contract
More than 80 per cent of residences sit under contract, representing more than $400 million in sales to date. The development team supplies both figures. Business Observer reported in September 2026 that the tower stood roughly 75 per cent sold. That figure is the last independent position on the sales book.
Arquitectonica, Studio Munge and Clique Hospitality
Arquitectonica designs the building. Studio Munge handles interiors. Coastal Construction builds it. Clique Hospitality leads food and beverage. Four venues are named: a signature restaurant, a modern Mexican restaurant, a speakeasy lounge and a poolside dining destination. pendry.com/tampa lists three signature food and beverage offerings against that set of four.
Fourteen Thousand Square Feet of Event Space
The release attaches more than 14,000 square feet to meeting and event space. Florida YIMBY and pendry.com/tampa both carry the figure against private event space. Spa Pendry, a fitness centre, wellness programming and the Paintbox children’s programme complete the amenity list. pendry.com adds a rooftop pool and Riverwalk-facing retail and restaurant outlets.
The Site on the Riverwalk
The tower stands at the corner of South Ashley Drive and West Whiting Street, per Florida YIMBY’s September 2026 report. It overlooks the Hillsborough River. The hotel and the residences share one structure and one address. The Riverwalk runs past the block.
Waterfront Ground and the Structural Work
Coastal Construction ran the build on a site beside the river. The contractor told Florida YIMBY that subsurface conditions shaped the structural programme, and that engineers, crews and trade partners coordinated around them through the frame.
“Building along Tampa’s Riverwalk presented a number of construction challenges, including geological conditions, requiring our team, engineers and trade partners to work together and adapt in real time,” said Bradley Johnson, project executive at Coastal Construction.
The topping off closes the vertical structural framework. Interior fit-out, the food and beverage build, the spa and the residential finishes follow. Completion and the hotel opening both sit in 2027 on the development team’s account.
Tampa Demand in the Release
The release gives one paragraph to the market. It states that Tampa continues to attract new residents, businesses and visitors drawn to the waterfront setting, the connectivity and the year-round lifestyle. It publishes no occupancy, average rate or comparable sales figure for the city.
The residences keep their own lobby, lounge and circulation route. Owners reach the hotel’s services from that separate entrance.
The Dates the Ceremony Does Not Fix
Business Observer listed the topping-off ceremony for 9 October 2026. Axios Tampa Bay published on 13 October that Pendry Tampa had wrapped vertical construction the previous week. The release followed the ceremony by several days. The opening year is 2027. The release gives no month, no rate card and no construction cost.
Fuerstman and Boren on the Milestone
Michael Fuerstman is co-founder of Pendry Hotels & Resorts. “Reaching the topping off of Pendry Tampa brings us one step closer to opening our doors and introducing the Pendry brand to Florida for the first time,” he said in the release.
Reid Boren is Managing Partner of Two Roads Development. “This milestone reflects the tremendous collaboration between our partners, architects and construction teams,” he said. Boren called the project an expansion of the developer’s portfolio into the Tampa market.
The Pendry Portfolio Outside Florida
Pendry trades in San Diego, Baltimore, Chicago, Manhattan West, Washington DC – The Wharf, Park City, Newport Beach and Natirar, New Jersey. The brand lists future locations at Nashville, Barbados, Punta Mita and Mexico City. No Pendry property trades in Florida today. Tampa takes the first position in the state.
The Residence Book and the Tower
Two Roads Development sells the homes through Pendry Residences Tampa. The sales material cites the $1.7 million entry price and the 80 per cent contract figure. The tower’s completion and the hotel opening both sit in 2027 on the development team’s account. The residential lobby and lounge sit inside a separate circulation route from the hotel.
