What the approval changes on the day-use shelf
San Francisco approved a 211-room hotel at 570 Market Street. The Planning Commission issued the authorization on 11 September 2025. The Board of Appeals denied both appeals on 17 December 2025.
The approval adds nothing to the day-use shelf this season. The hotelSlots directory listed 562 San Francisco hotels on 24 September 2026. That count moves when a property opens a daytime window.
The count follows the operator. No operator and no brand attach to this building. No building permit appears on the record.
What the permit allows
Motion No. 21806 authorises a 29-storey hotel of 126,333 gross square feet. It carries 211 guest rooms and 3,386 square feet of retail on the first and second floors. It holds a 4,211 square foot open space with a ground-level entry and a 15th-floor terrace of about 2,300 square feet.
The project holds no off-street parking space. It carries sixteen bicycle parking spaces, eight of Class 1 and eight of Class 2. Freight loading and tour bus loading run as exceptions from Planning Code sections 152.1, 161 and 162, with one on-street loading space along Sutter Street.
The property sits directly above the Montgomery Street BART and Muni station. The lobby is served from Sutter Street. A guest who arrives by car needs a bay.
The overnight rate sets the day-use ceiling
Engine's city table puts the San Francisco average at $165 a night across 3.1 million public rate observations from May 2024 to April 2026. December averages $129, which is 22 percent below the city figure. March averages $197, which is 19 percent above it. The swing between the two months runs 35 percent.
The city ranks 18 of 50 markets in that dataset and sits 11 percent above the $148 median.
The two reads answer different questions. The directory count tracks properties that have opened a daytime window. The rate table tracks the overnight price at the city's hotels.
Read the month before you quote a day rate. A month at the top of the curve carries more room than a month at the bottom.
What to watch
The entitlement is complete. The start is unscheduled.
Read the building permit as the first signal. Read the construction loan as the second. Read the operator appointment as the point at which this address enters the day-use conversation.
Until then the 211 rooms sit on paper, and the city's daytime inventory carries 562 listed properties.
