Transbay Block 2 West carried its facade complete in May 2025. The east tower carried a summer 2026 finish projection. The block adds 151 senior homes, a sixth-floor roof deck, a courtyard garden and 3,000 square feet of retail at grade.
The published timeline
Chinatown Community Development Center and Mercy Housing California held a joint groundbreaking in May 2024. SF YIMBY reported the event. A December 2024 dispatch from the same publisher put concrete at the fourth floor of the west building, with completion expected before the end of 2025. That dispatch put the east building near 20 percent complete, five months into a 25-month schedule.
Mithun designed the west building. Its project note of June 2024 gave completion in 2025. The May 2025 dispatches reported the west building topped out with facade complete and the east tower projected to finish in summer 2026.
SF YIMBY published no later dispatch on the block. Summer 2026 stands as the last published delivery date for the east tower.
What reaches the street
The west building holds 151 homes for senior households at 15 to 50 percent of area median income. Thirty of those homes serve people who have experienced homelessness. Sixty serve extremely low-income residents on fixed incomes, with intensive care management on site through Chinatown Community Development Center.
The east building holds 184 family homes at 20 to 80 percent of area median income. Mithun puts the two buildings at more than 700 residents.
The retail space runs 3,000 square feet at grade in the west building and 1,960 square feet of community-serving retail in the east building. A 6,480-square-foot childcare facility serviced by Wu Yee sits beside the east retail. Across 335 homes the two retail bays amount to 14.8 square feet per home.
The pipeline around the block
Transbay Block 3 is a proposed one-acre park from the city's Public Works Department, with a playground, open lawn and trees. Transbay Block 4 West is the subject of an OCII search for a developer to build between 300 and 325 affordable homes, after Hines lost its exclusive option with the agency. Block 4 East still carries housing in the plans.
The Crossing at East Cut holds the site in the meantime, with a community room, surface parking, a children's play area and a dog run at the time of the June 2024 dispatch.
What an operator can act on
No tenant, asking rent, square-foot rate or fit-out date appears for either retail bay. The childcare facility is the block's only committed daily draw on foot traffic, and it opens with the east building.
The combined budget reads $309 million, attributed to the Mayor's office in December 2024. The family building carries a $115,845,218 construction loan from the city, more than half of a $189 million budget reported in April 2024.
