Fifty keys into a Miami pipeline of 85 projects

The tracker counts 95 Miami developments, 37 of them at the announced stage, and an 85-project pipeline of 32,648 residences and keys that peaks in 2028. Anantara Miami brings 50 hotel keys and 220 residences to that stack.

What the market panel reads

The Anantara Miami record carries a market panel above the project detail. It reads an 85-project pipeline and 32,648 residences and keys, with Edgewater printed as the district.

The publisher’s Miami market page, updated 23 October 2026, splits the same count. It tracks 95 new developments: 37 Announced, 40 Under Construction, 3 Opening Soon and 10 Recently Opened.

The delivery horizon puts the peak in 2028 at 19 projects and 7,841 units. Behind it sit 2027 at 11 projects and 1,627 units, 2029 at 11 and 2,705, and 2030 and later at 11 and 4,861.

Edgewater holds 10 of the 85 projects. Brickell holds 19, Wynwood 7 and the Design District 6.

Fifty keys against a metro pipeline

Anantara brings 50 hotel keys to that panel. Fifty keys is 0.15 percent of the 32,648 residences and keys the pipeline counts.

That share sits low because the pipeline total mixes residential units with hotel keys. The panel publishes no hotel-only count, so no key share can be isolated from this page.

The tower also carries 220 residences. Sale units and hotel keys enter the same pipeline line, and the publisher counts them together.

The demand question the panel does not answer

Four series would settle whether a new luxury flag adds demand to Edgewater or moves existing demand between properties: average daily rate, occupancy, revenue per available room, and a hotel-only pipeline count for the corridor. The publisher prints none of the four on this record.

Two market figures do sit on the page. Median projected pricing reads $1,850 per square foot at delivery, inside a band of $1,600 to $2,100 across 21 modeled projects. Neither figure is a hotel rate.

Six corridor entries still wait on a start

Ten projects sit within two miles of 3601 Biscayne Boulevard on the page’s own list. Six carry the status Announced.

The six announced entries are Kempinski Residences Miami Design District at 0.1 miles with a Q4 2029 date, ELLE Residences at 0.2 miles, The Ursa at 0.3 miles, Fouquet’s Hotel and Residences at 0.3 miles, Frida Kahlo Wynwood Residences at 0.7 miles and Delano Residences Miami at 2.3 miles. Every one of the six waits on a construction start.

Three entries report Under Construction: Cove Miami inside a tenth of a mile, FIVESIXTY at 0.2 miles with an April 2027 date, and JEM Private Residences at 1.9 miles with a Q4 2027 date. One entry reports Breaking Ground: 3333 Biscayne Boulevard at 0.2 miles.

Anantara’s own status is Announced, the same stage as those six. Its 2030 opening depends on the 2027 start the tracker marks as estimated.

The opening slot lands two years past the peak

The panel dates the pipeline peak to 2028. Anantara targets a 2030 opening on that estimated 2027 start.

The 2030 slot arrives two years after the peak year. The record publishes no construction schedule, no contractor and no permit status for the tower.

What the brand carries into the stack

Minor Hotels is a Bangkok-based luxury resort owner and operator of more than 630 properties across Asia, Africa, Europe, the Indian Ocean and the Middle East, per the 23 April announcement. Anantara is its luxury resort flag.

The tracker’s journal link reads: Anantara, the White Lotus-backed luxury hotel, is launching its first U.S. property in Miami. That line is the publisher’s framing of the entry.

The page names no rate position, no loyalty programme tie and no management term for the address.

Two counts the releases do not agree on

The tracker prints 220 residences and 50 hotel keys. The April announcement splits the residences as 100 private condominiums and 120 resort residences. The June sales release splits them as 100 and 100.

The key count holds at 50 in the tracker, the April release and the June release. The residence count moves by twenty between the two releases, and the tracker follows April.

The series a rate check would need

Edgewater’s luxury set needs the four series named above, dated to a quarter and published with their source. The panel supplies a pipeline count of 85 projects. It supplies no rate.

For now the counted read stands: 50 keys entering a pipeline of 32,648 residences and keys, six of ten corridor entries within two miles still at the announced stage, and an opening slot dated 2030 against a peak dated 2028.
