The market page reads 95 developments
The Miami market page carries a current stamp of October 22, 2026. It tracks 95 new developments, with 40 under construction, 37 announced, 3 opening soon and 10 recently opened. The pipeline panel on the same page reads 85 projects and 32,648 residences and keys.
Delivery clusters in 2028. The page puts 20 projects and 7,911 units in that year and labels it the peak. 2027 holds 11 projects and 1,627 units, and 2029 holds 11 projects and 2,705.
Legacy holds 219 keys with no date
Legacy Hotel & Residences at 942 NE 1st Avenue carries 50 stories, 310 residences and 219 hotel keys on 1.5 acres in Miami Worldcenter. Work halted in March 2024 at roughly the 16th floor, after plumbing and electrical slab penetrations were found incorrectly placed. Foreclosure was filed on 2 July 2025, and the opening date reads TBD.
The keys and the residences stay inside the 32,648. The delivery date stays blank.
Ten neighbours, four already trading
The record dates ten projects within two miles. Four trade now: Miami World Tower 1 in 2024, The Crosby Miami Worldcenter in 2025, Miami Worldcenter in May 2025 and E11EVEN Club Hotel & Residences in June 2026.
Four carry dates at or before 2028: JEM Private Residences at Q4 2027, Waldorf Astoria Residences Miami at Q2 2028, Okan Tower in 2028 and One West Twelve Residences in 2028. Two sit beyond 2030: Palm Tree Residences Miami in 2030 and Delano Residences Miami in 2031.
Legacy is the only one of the ten with no date.
Which submarket carries the delivery
Miami Worldcenter holds three of the ten: JEM, Miami World Tower 1 and The Crosby. Downtown Miami and Downtown hold three: Waldorf Astoria, Okan Tower and Delano. Park West holds two, and Historic Overtown holds One West Twelve.
Legacy's keys sit in Miami Worldcenter, whose next dated delivery is JEM at Q4 2027. Downtown Miami holds two of the 2028 dates, and Historic Overtown holds the third.
Two hundred nineteen keys against 32,648
219 keys against 32,648 residences and keys is 0.67 percent. At 365 nights a year the keys would produce 79,935 room-nights at full occupancy. Neither figure reaches a market until an opening is dated.
The peak year holds its shape
One stalled asset changes the composition of the 32,648. The keys and residences stay in the count while delivering nothing, so the gap between announced supply and delivered supply grows by one asset. The 2028 peak rests on 85 projects.
Two count sets that do not agree
The tracker publishes 50 floors, 310 residences and 219 keys. The project marketing site headlines 46 stories, 255 hotel rooms and 278 residences. A broker page lists 39 floors and 278 units. A supply count built on the marketing set carries 36 more keys than the tracker set.
The residences carry no lodging programme
Both the tracker and the marketing site describe the 310 residences as furnished and free of rental restrictions. Neither files them as short-term rental inventory. No source programmes them against hotel demand, so a count that adds them to lodging supply states an assumption the record does not.
What the record does not carry
The record publishes no rate, no occupancy series, no absorption figure, no hourly or day-use inventory figure and no submarket inventory count for the district. It publishes no remediation scope and no restart date. A rate claim attributed to this file would be invented.
