The HueHub is an $880 million mixed-use community of seven 35-storey towers on a 12-acre site at 8395 NW 27th Avenue in West Little River. It delivers 4,032 attainable studios, one-bedroom and two-bedroom residences under Florida's Live Local Act, and the project record calls it the largest such scheme in Miami-Dade County.
Pablo Castro of Urban Network Capital develops with Laura Tauber. Arquitectonica designs. Residents share roughly 200,000 square feet of amenities: coworking space, a learning centre, an on-site urgent care facility and ground-floor retail. The record is stamped TMW Intelligence Verified October 19, 2026.
The pipeline the scheme sits inside
The same page counts an 85-project pipeline in West Little River holding 32,648 residences and keys. The figure aggregates apartments and hotel keys, so a lodging reader cannot split rooms from residences inside it.
The HueHub's 4,032 units form one part in eight of that count. The scheme has yet to start vertical work.
What the milestone ladder dates
March 2026: demolition under way, with a formal groundbreaking for the vertical phase still to follow, reported by Florida YIMBY and Multi-Housing News.
June 2026: the roughly $600 million construction loan from a New York lender unclosed, three suits active, no vertical groundbreaking date set, reported by Bisnow.
July 2026: Castro targeting a close at about 60 percent loan-to-cost by month end, with the vertical start unscheduled, reported by The Real Deal.
August 2026: a construction lender revoked its term sheet, the planned July groundbreaking did not happen, and counsel for the developer moved to withdraw from the Tauber litigation, per court filings reported by Bisnow.
Expected opening reads Q2 2028 on the project record.
The delivery strip and the ladder disagree
A detail strip on the same page reads broke ground March 2026, completing Q2 2028, financed with $600 million in June 2026. The June milestone on that page records the same loan as unclosed. The milestone carries a citation and the strip carries none.
Ten nearby projects, two under construction
The nearby-project cards carry ten entries. MIRAI Design District and Sweetbird North, both 4.0 miles out and both dated 2028, sit under construction. Private Suite Miami, 3.1 miles out, is now open. Seven are announced: Frida Kahlo Wynwood Residences for 2029, House by Shigeru Ban for 2029, WOMA for late 2029, Jean-Georges Miami Tropic Residences for 2029, The Ursa for 2029, Magic City Innovation District in Little Haiti, and Fouquet's Hotel and Residences in the Design District for 2030.
Only the HueHub card carries a financing status. The cards show which projects are under construction and which are announced. Which announced projects depend on a loan close takes a direct question to each developer.
The compliance numbers the record omits
Florida Statutes s. 125.01055(7)(a)1 sets the frame. A county must authorise multifamily and mixed-use residential uses where at least 40 percent of the residential units are rental units affordable for at least 30 years. A county may not require a zoning change, special exception, conditional use approval, variance or comprehensive plan amendment for the height, zoning and density that subsection authorises. Mixed-use residential projects must put at least 65 percent of total square footage to residential use.
The record describes the 4,032 units as attainable and publishes no income band, no restricted-unit count and no compliance period. Those three numbers decide whether the 40 percent condition holds, and how the scheme compares with a market-rate tower on the same avenue.
The rent figure on the marketing site
thehuehub.us advertises residences from $1,327 a month, fully furnished, with reservations opening January 2026 under a 2025 copyright. The project ladder dates demolition only from March 2026.
Treat the reservation window as a pre-leasing device, and date any occupancy assumption off the milestone ladder.
Three items for the next read
The construction loan close, targeted at about 60 percent loan-to-cost in July 2026. The vertical groundbreaking date, which no source has published. Any released income band for the 4,032 units.
