Fifty at First Files 1.52 Million Square Feet of Office With No Tenant Named

The 50 First Street application filed on 13 October 2026 carries 1.52 million square feet of office across 56 floors, with JLL on the leasing assignment and occupancy printed as 2030. The filing carries no tenant, no asking rent and no delivery commitment, and the hotel space on the block sits in a second tower with no start date.

The Supply the Filing Adds

The Fifty at First application, filed on 13 October 2026, puts 1.52 million square feet of office on the corner of 1st Street and Mission Street. The tower totals about 1.74 million square feet across 56 floors, with about 44,250 square feet of basement garage. SF YIMBY reported the filing.

The site covers roughly 1.5 acres. It sits across from the Salesforce Tower and Salesforce Park.

The Leasing Record as It Stands

JLL holds the exclusive office leasing assignment. The project site names Christopher T. Roeder and Charlie Hanafin as the leasing contacts, with direct telephone numbers and California licence numbers, under a line that reads ready for occupancy in 2030.

No asking rent, no signed tenant and no floor-by-floor pricing appears in the application or on the project site. The leasing argument sits with the building's specification.

The Specification the Developer Publishes

The project site describes the tower as the first all-electric, net-zero operational high-rise on the West Coast and the most seismically-resilient new high-rise office building in North America. Both are the developer's claims. The page names no certification and no third-party verification for either.

Deck-to-deck height is 15 feet 6 inches, which the site describes as the highest among new construction towers. Floor plates run up to 32,000 square feet, and outdoor space totals more than 20,000 square feet.

What the Plans Put on the Floors

Employee amenities sit on the fifth and 40th floors. A sky lobby on both levels moves people between elevator shafts, and each level carries an indoor space connected to an outdoor terrace.

Field Operations is the landscape architect. The planning file carries landscaped planters and a corner cafe at 1st and Stevenson Street. SFMOMA advises on the art programme.

The Money Behind the Schedule

The San Francisco Recovery Fund bought the site in January 2026 for a reported $60 million. SF YIMBY puts construction at around $600 million, a figure the report states is not inclusive of all development costs.

The Hotel Space Sits in Phase Two

The second tower at 528 Mission Street carries 255,350 square feet of hotel space inside about 636,100 square feet, alongside 378,720 square feet of housing. It rises 54 floors and 605 feet, and the plans give it 169 guest rooms.

Before that tower is built, the footprint is to be improved with interim publicly accessible open space. The applicant states the tower keeps its 2016 entitlements, and the record carries no operator, brand or construction date for it.

Figures the Record Has Not Settled

Height reads 913 feet in the opening line of the 13 October report and 914 feet in its body. The 17 September rendering story gives 915 feet, and the project site prints 915 feet.

Delivery reads 2030 on the project site and as early as 2031 at SF YIMBY.

What a Room Seller Reads From This

The supply this address adds is office space. It arrives with no tenant named and a 2030 occupancy line, and the hotel square footage on the same block waits on a second tower with no start date.

An operator tracking new demand beside the transit centre has a construction estimate, a leasing team and two delivery years. The tenant list comes later.
