IHG signs Debrecen Holiday Inn Express & Suites for a 2029 opening

IHG signed a 120-room Holiday Inn Express & Suites in Debrecen with Xanga at its Warsaw Investor Day for Poland and the CEE region. The 100 guest rooms and 20 suites put the project in a mixed-use scheme about a kilometre from the city centre, with the opening set for 2029.

IHG Signs a 120-Room Holiday Inn Express & Suites in Debrecen

IHG Hotels & Resorts signed a Holiday Inn Express & Suites in Debrecen, Hungary, at its Investor Day for Poland and the CEE region in Warsaw. The release is datelined 13 October 2026 from London. The hotel carries 120 rooms and is scheduled to open in 2029.

Xanga develops the project. The company is Hungarian, privately owned and headquartered in Debrecen. This is Xanga’s first project with IHG. The hotel is IHG’s first property in the city.

One Hundred Guest Rooms and Twenty Suites

The release splits the 120 rooms into 100 contemporary guest rooms and 20 suites. Those two figures add to the headline count.

Guest inclusions are free hot breakfast, complimentary Wi-Fi and the Express Café & Bar. The hotel is designed around the brand’s Next Generation concept.

Residential, Office and Retail on One Site

The hotel forms part of a mixed-use development with residential, office and retail space. The site sits approximately one kilometre from the city centre.

István Herdon, founder and chief executive of Xanga Group, called the project a long-term investment in Debrecen’s future. Herdon said his company has taken an active role in the city’s economic development for more than twenty-five years.

Hungary Holds Five Open Hotels and Three in Pipeline

IHG counts five open and three pipeline hotels in Hungary as at 30 June 2026. The signed Debrecen hotel becomes the second project in the country beyond the capital.

Holiday Inn Express operates 302 open hotels across 20 countries in Europe, with 42 more in the development pipeline. Both figures carry the same 30 June 2026 date.

The Suites proposition within the brand counts 56 open and pipeline properties across Europe. The release states that count for the brand.

The Warsaw Investor Day Setting

IHG announced the signing during its Investor Day for Poland and the CEE region. The release places the project inside a strategy of growing in regional destinations across Hungary and the wider Central and Eastern Europe region.

The release publishes no consolidated pipeline figure for the CEE region. The Hungary count of five open and three pipeline hotels is the only country-level number in the document.

Terms Outside the Release

The release gives no construction start, no project cost and no developer investment figure. It names no architect and no interior designer. The 2029 date is an announced target with no month attached.

Two labels on the same page disagree. The release body says Holiday Inn Express was created in 1991. The About Holiday Inn Express block on that page says 1990. An image caption on the same page misspells the company as IHG Hotels & Resors.

Debrecen is Hungary’s second-largest city and the principal economic centre of the country’s eastern region. The release places the city among the country’s investment destinations and states that internationally branded accommodation supply in the city remains limited.
