Jeddah RevPAR Climbs 53.3% in September on Gulf Cup Demand

CoStar's preliminary September 2026 read puts Jeddah occupancy at 65.5 per cent and ADR at SAR601.49, with the Gulf Cup opening day setting the month's peak on all three measures.

September Closes 53.3 Per Cent Up on RevPAR

Jeddah hotels raised revenue per available room 53.3 per cent year over year in September 2026, to SAR393.87. CoStar published the figures as preliminary data. The release carries a 15 October 2026 dateline on the Hotel Online copy.

Occupancy finished the month at 65.5 per cent, a rise of 35.6 per cent. Average daily rate finished at SAR601.49, a rise of 13.0 per cent.

One Night Sets the Month's Peak

The 2026 Gulf Cup opened in Jeddah on 23 September. CoStar records that day as the month's high point on all three measures. Occupancy reached 78.3 per cent, ADR reached SAR688.72 and RevPAR reached SAR539.08.

The tournament ran to 6 October across two Jeddah venues with eight teams. Its first eight days fall inside the September data.

The Second Event Night Adds Rate

Jeddah hosted the IN ACT IX Concert on 11 September. Occupancy reached 63.9 per cent, a little below the month's average. ADR reached SAR625.44 and RevPAR reached SAR399.89, both above it.

The Base Month Behind the Percentages

CoStar's changes imply the base. Occupancy of 65.5 per cent against a 35.6 per cent rise puts September 2025 near 48.3 per cent. ADR of SAR601.49 against a 13.0 per cent rise puts the base near SAR532.29. RevPAR of SAR393.87 against a 53.3 per cent rise puts it near SAR256.93.

The three readings come off the same published pair. 48.3 per cent of SAR532.29 lands within SAR0.17 of the implied SAR256.93.

Where the Gain Splits

The RevPAR gain of SAR136.94 divides into two parts. Holding last year's ADR of about SAR532.29 at this September's 65.5 per cent house gives SAR348.65, which is SAR91.72 above the SAR256.93 the month started from. Rate supplies the remaining SAR45.22.

Both parts are arithmetic on the two values CoStar prints.

The Series Statement

CoStar records September 2026 as the market's highest September occupancy since 2018. The comparison rests on CoStar's own reporting panel.

The Day-Use Read

The CoStar release carries no day-use line: no hourly rate and no property selling a daytime room. Dayuse lists three Jeddah properties, read on 17 October 2026. DoubleTree by Hilton Jeddah Al Andalus Mall carries a day rate of US$50.59, The Hotel Galleria Jeddah, Curio Collection by Hilton US$59.11 and Jeddah Hilton US$99.85.

The three average US$69.85 and sit in Al Faiha District, Al Andalus and Ash Shati.

What a Pricing Desk Reads

A 53.3 per cent RevPAR rise against a 13.0 per cent ADR rise puts most of the move on volume. The market's room supply was already in place, so the extra nights came out of existing inventory.

The concert night reads the other way. Occupancy at 63.9 per cent left rooms unsold, and the rate still cleared SAR625.44. A revenue manager reading the two event nights gets the band the market pays above its mid-60s average inside an event window.

What Tracks Next

CoStar labels the set preliminary. The Gulf Cup ran to 6 October, so its closing week falls inside the October data and will carry another event-led comparison against the same September base.
