A rate-led month for U.S. hotels
CoStar published its August 2026 U.S. hotel figures on 28 September 2026 from Arlington, Virginia. Revenue per available room reached US$107.43, a rise of 2.0 percent from August 2025. Average daily rate read US$161.78, up 1.5 percent. Occupancy read 66.4 percent, up 0.5 percent.
Those three figures price the overnight market. A day-use programme prices the same rooms in shorter windows, so the monthly split sets the reference a day-use operator carries into its own rate card.
Rate carried more of the gain than volume
ADR rose 1.5 percent. Occupancy rose 0.5 percent. Those two moves compose the 2.0 percent RevPAR gain at the published precision. The month added more revenue per room through price than through extra rooms sold.
San Francisco led the Top 25 on all three metrics
San Francisco reported the largest increases across each of the three metrics among the Top 25 Markets. Occupancy rose 6.6 percent to 79.3 percent. ADR rose 8.7 percent to US$216.77. RevPAR rose 15.8 percent to US$171.84.
Occupancy and rate both moved up in the market.
New Orleans posted the steepest declines
New Orleans registered the steepest declines in the Top 25. Occupancy fell 7.7 percent to 43.3 percent. RevPAR fell 9.0 percent to US$51.63. The release carries no ADR figure for New Orleans, so the rate side of that market's move is not in the data set.
New York City cut rate furthest
New York City posted the largest ADR drop in the Top 25, down 3.3 percent to US$275.07. The release carries no occupancy figure for New York City, so its August RevPAR is not printable from this data set.
The day-use shelf in the leading market

The August release names a slower pace than the prior month, and both monthlies rest on the same provider and sample.
