A Campus on the Clock
Indiana University Health's downtown campus holds 864 inpatient rooms, 50 operating rooms, 110 emergency department care spaces and 380 outpatient exam rooms, per the health system's project page and Inside INdiana Business. It opens in December 2027 across 44 acres from 12th to 16th streets.
The build puts people on that corridor during the working day. About 1,500 construction workers were on the site in April 2026. The medical office building will house much of the health system's outpatient care, and the education and research building adds faculty and students to the same blocks.
What the Daytime Read Is
Hotel demand lands on overnight rooms. Daytime inventory sells the hours around them, and this campus concentrates those hours on one corridor. For an operator who sells daytime and hourly rooms, the work is matching the window to the schedule.
Ask IU Health for outpatient appointment volumes and clinic hours before the campus opens. Ask the construction manager for shift start and end times through 2027, because the build carries the weekday population until the hospital opens.
HVS reads the campus as steady weekday demand for extended-stay and midscale hotels from medical professionals, faculty, patients and families.
The Overnight Base Beside It
Marcus & Millichap's first-quarter 2026 Indianapolis report forecasts the central business district holding occupancy near 65 percent, the highest in the metro, with a modest year-over-year dip. It projects Zionsville-Carmel-McCordsville as the only submarket with rising occupancy in 2026, and ties the convention centre expansion and the connected Signia hotel to weekday occupancy and rate growth over time.
Visit Indy's new developments page dates the pipeline: Motto at 116 rooms in 2026, Kimpton at 167 in 2027, a Westin at Indianapolis International Airport at 253 in 2027, the Ritz-Carlton at 176 in 2028 and a Renaissance conversion of the Sheraton Indianapolis City Center at 378 in 2028. The same page carries the Signia and convention centre expansion at 710 million dollars with a December 2026 opening, an 803-room hotel and 143,500 square feet of new centre space. The connected package reaches 13 properties and 5,500 rooms.
No publisher attaches an average daily rate or a room-night forecast to the health campus itself.
What the Corridor Asks For
Downtown Indianapolis holds 7,100 hotel rooms, and 4,700 connect to the convention centre by skywalk, per the centre's own count. The 16th Street campus sits outside that network and outside the convention calendar, so its weekday traffic lands on dates the event schedule leaves open.
Ask IU Health for first-year outpatient and emergency visit volumes, the average length of stay by service line and the clinic schedule. Those numbers size the daytime windows a room near the corridor can sell.
