Adelaide's Record August, Read for Daytime Inventory

CoStar's preliminary August 2026 read for Adelaide puts occupancy at 72.4 percent, average daily rate at AUD192.16 and revenue per available room at AUD139.13, a record for the month. Two event nights set the rate a daytime slot prices against.

The August print

CoStar published preliminary August 2026 performance data for Adelaide on 15 September 2026 from Arlington, Virginia. The market set its highest August revenue per available room on record, and its highest August occupancy since 2019.

Occupancy came in at 72.4 percent, up 1.8 percent on August 2025. Average daily rate came in at AUD192.16, up 5.4 percent. Revenue per available room came in at AUD139.13, up 7.3 percent.

A daytime booking sells part of the same room-day. The month's average daily rate is the level a daytime slot prices against, and the two event nights below show where the ceiling sat.

Rate carried the month

Average daily rate grew 5.4 percent. Occupancy grew 1.8 percent. Rate supplied the larger share of the RevPAR move. The published changes imply August 2025 levels of about AUD182 for average daily rate, about AUD130 for RevPAR, and about 71.1 percent for occupancy.

The night the month peaked

Saturday 22 August produced the month's highs in all three metrics. Occupancy reached 86.8 percent, average daily rate AUD217.70, and RevPAR AUD189.03. The date fell on a Saturday in 2026, matching the release.

CoStar attributes the night to London Calling (UK) performing at The Gov on the band's Clash Tribute tour. The venue sits in Hindmarsh, in Adelaide's inner west.

The peak-night RevPAR sits 35.9 percent above the month's own average of AUD139.13.

The conference nights

Adelaide also hosted the Day Hospitals Australia National Conference over 25 to 27 August, the window the release states. CoStar reports occupancy of 84.3 percent on the second night. The first night produced average daily rate of AUD216.19 and RevPAR of AUD181.75, with no occupancy figure published for that night.

Those two first-night figures imply occupancy of about 84.1 percent. The release does not state it.

Two nights, and what they leave for a daytime slot

Both event nights sat well clear of the month's own averages. Peak-night occupancy of 86.8 percent is 14.4 percentage points above the month's 72.4 percent. The conference's second night at 84.3 percent is 11.9 points above it, and the first-night pair implies 84.1 percent, 11.7 points above it.

Rate ran the same way. The peak night's AUD217.70 average daily rate sits AUD25.54 above the month's AUD192.16. The conference first night's AUD216.19 sits AUD24.03 above it. The two nights are AUD7.28 apart on RevPAR, at AUD189.03 and AUD181.75.

Price a daytime slot in this market off the event-night rate. On a night at 86.8 percent occupancy the overnight house is nearly full, and the daytime window is what remains of the room-day. Plan a daytime offer around the conference window of 25 to 27 August, where delegate demand sits between sessions.

Where the arithmetic does not close exactly

Occupancy multiplied by average daily rate gives AUD139.12 for the month against the published AUD139.13, a gap of one cent at the published precision.

The peak night carries a wider gap. Occupancy of 86.8 percent multiplied by average daily rate of AUD217.70 gives AUD188.96 against the published AUD189.03, a difference of seven cents. The month triple reconciles to within its rounding, and the single-night triple does not.

What the record rests on

CoStar marks the data preliminary, so the figures carry the prospect of revision. The release puts the issuer's hotel performance sample at 95,000 properties and 12.2 million rooms worldwide. It does not state how many Adelaide properties sit inside that panel.

The record claims rest on that panel. Neither the highest-August-RevPAR claim nor the since-2019 occupancy claim can be rebuilt from public data. The release names no second measurement source.

What the release leaves out

The release does not name the conference venue, and it carries no breakdown of either event's effect on the month beyond the nights cited.

Rate growth of 5.4 percent against occupancy growth of 1.8 percent leaves the August outcome leaning on price. The release gives no September read and no forward booking position, so the durability of that rate level sits outside what it supports.

The month closed 7.3 percent higher on RevPAR than August 2025, and 1.8 percent higher on occupancy. CoStar's own dateline is 15 September 2026. The figures remain open to revision until the final monthly series lands.
