Brickell Key returns 121 keys to a district running 74.2%

Downtown Miami ran 74.2% occupancy at $268.85 year to date on the bureau's September 2026 file. The Brickell Key rebuild adds 121 hotel rooms in 2030 to a downtown luxury pipeline the 6 October workbook puts at 1,244 rooms.

Brickell Key returns 121 hotel rooms in 2030. Downtown Miami ran 74.2 percent occupancy at $268.85 average daily rate year to date, on the bureau's September 2026 STR file. Revenue per available room reached $199.54.

Occupancy rose 0.5 percent on the same period of 2025, rate rose 9.3 percent and revenue per room rose 9.8 percent.

September ran 66.3 percent

September alone ran 66.3 percent at $182.02, up 6.3 percent on occupancy and 7.3 percent on rate. Miami-Dade County ran 72.9 percent at $252.60 year to date, with occupancy down 1.6 percent and rate up 12.4 percent.

Rate grew faster than occupancy in the district across the year.

The rebuild returns 121 of 326 rooms

Deep soil mixing began in September 2026 ahead of a planned October groundbreaking. The construction report of 2 September 2026 places vertical work in 2027 and completion in 2030. The permit record carries $226 million of estimated cost across 1,286,326 square feet.

The closed hotel carried 326 rooms. The rebuild returns 121 hotel rooms and 28 hotel-branded residences, with 294 residences across the two towers. The island trades 326 transient keys a night for 121.

Nineteen luxury projects, 3,729 rooms

The bureau's 6 October 2026 pipeline workbook lists 51 entries and 9,463 rooms across Miami-Dade. Nineteen entries carry the luxury class, at 3,729 rooms. Six of those carry the status Under Construction, at 1,505 rooms.

Five of the six sit in the submarkets the workbook classes as Miami Downtown and Miami Downtown South, at 705 rooms. Vida Edgewater Miami Midtown plans 121 rooms at 410 NE 35th Ter. Baccarat Hotel & Residences plans 105 at 444 Brickell Ave. La Musique Hotel plans 100 at 1300 Coral Way. Waldorf Astoria Miami plans 205 at 300 Biscayne Blvd. Anantara Miami Resort & Residences plans 174 at 3601 Biscayne Blvd.

Those five carry 18.9 percent of the county's luxury pipeline by room count. The workbook's Year Built column dates them 2026 through 2030.

The workbook holds no Brickell Key row

The 6 October workbook carries no entry for Mandarin Oriental, for Claughton Island Drive or for Brickell Key. Its 51 rows sort by class, submarket, status and address. The document does not state why the project is absent.

The absence leaves the property outside the bureau's count. A workbook that tracks projects from final planning through construction has not logged this one.

Five hundred thirty-nine rooms sit in final planning

Two further downtown luxury entries carry the status Final Planning. Virgin Hotels Miami plans 250 rooms at 1040 South Miami Avenue. An unnamed luxury full service hotel plans 289 rooms at 1700 Biscayne Boulevard.

Those two add 539 rooms. The downtown luxury field in the workbook reaches 1,244 rooms across seven projects. The workbook dates Virgin and the unnamed property to 2029.

Water on three sides

The construction report describes the site as one of the few unobstructed waterfront positions left in Miami, with water visible in three directions. It attributes record sales in both towers to that view.

The south tower reaches 850 feet across 66 storeys. The north tower reaches 426 feet across 33 storeys. No page read for this piece publishes a room rate, a residence price or a price per square foot.

Where the record stops

Five items would convert the file into a competitive position: an opening month, a published rate, a suite split inside the 121 rooms, commercial square footage and parking capacity. The record carries none of them.

The district runs 74.2 percent at $268.85 this year, with 1,244 downtown luxury rooms in the workbook pipeline. The last dollar of that comparison waits on the first published month of trading.
