Waldorf Astoria Miami Adds 205 Keys to a $114 Day Market

A 205-key Waldorf Astoria hotel opens in the first three cubes of a 1,049-foot tower, with completion anticipated in the second quarter of 2028. Miami's day-use shelf averages about $114 across 76 hotels, against a $191 average nightly par rate.

The key count

The Waldorf Astoria Hotel & Residences Miami puts 205 guest rooms and suites inside the first three cubes of a 100-story, 1,049-foot tower at 300 Biscayne Boulevard. Florida YIMBY reports that work on the ninth and final cube began in August 2026. Completion is anticipated in the second quarter of 2028.

The same address carries 387 private residences. One Hilton Management Services contract covers the hotel and the residences.

The day-use shelf it enters

Dayuse's Miami city page listed 76 hotels selling day rooms on the October 20, 2026 read, at an average day rate of about $114. The page states saving of up to 75 percent against overnight rates.

Engine puts Miami's average nightly par rate at $191 across 3.9 million public rate observations from May 2024 to April 2026. September averages $128 and February $267. A day room at the city average therefore sits 40 percent under the annual nightly par figure.

What the hotel carries

The 2022 release places Peacock Alley, a specialty restaurant, indoor and outdoor pre-function and function space, meetings and boardrooms, a resort-style pool deck with private cabanas, a wellness spa and a fitness centre in the hotel. Residents get a separate pool deck, an owner's lounge, a billiard room and a kids club.

The pool deck, spa and fitness centre are the assets a day-use product draws on. The record publishes no size for any of them and no day-use policy.

The app menu

The residences carry smart-home technology with a custom mobile app. The 2022 release lists the full menu: dining reservations, 24/7 room service, spa and fitness treatments, house car reservations, valet, package delivery and dog walking.

Each item on that menu assigns work to hotel staff. The same team serves both sides of the building.

What the record leaves open

No page publishes a hotel opening date, a room mix, a rate or a day-use window. The second quarter of 2028 covers the tower's completion, and the hotel key count held at 205 across both reports.

A revenue manager tracking the addition has three dated inputs: 205 keys in the lower cubes, a completion window after 2027, and a city day rate averaging $114.
