Four Rating Targets on One Building
The leasing file for 1401 Brickell by Santander names four sustainability ratings. Blanca Commercial Real Estate lists LEED Platinum, WELL Gold, LEED Zero for Carbon and LEED Zero for Water. All four appear as targets.
The building is 50 stories and 1,042,886 square feet on the leasing agent's file. Handel Architects designed it as the bank's regional office. Handel's project notice dates the groundbreaking 8 April 2026. Target delivery is First Half 2029.
Handel's own notice calls the tower one of the most sustainable office buildings in the world. Santander's April release says the build will adhere to the highest international standards for sustainable construction. Neither document names a rating. The four names sit in the leasing agent's file.
The Specifications Behind the Targets
The leasing file carries the numbers behind those claims. A diagrid structural system reduces concrete use by approximately 30 percent. The facade is double glazed with metallic coatings to limit heat gain and lower electrical demand. The tower generates a portion of its own electricity. Rainwater harvesting and on-site water recycling carry the water side.
Indoor air gets its own line in the same file. The design raises fresh outdoor air above a standard build and adds filtration, dehumidification and zonal control. The massing shelters the ground plane from wind and creates shade. Three of the collaborating firms map onto those claims: Transsolar KlimaEngineering on climate, Cosentini Associates on building systems, DeSimone Consulting Engineering on structure.
Five Hundred Fifty-Six Thousand Square Feet to Fill
Blanca lists 556,085 square feet of available office inside that building. A second line on the same page gives 560,000 rentable square feet of premium office. Retail and amenity space totals 165,610 square feet. Typical floors run 26,000 square feet including terraces, or 26,600 rentable square feet column free. Clear height is 13 feet 6 inches under a 15-foot floor-to-floor.
Against the file's 1,042,886 square feet, the available office line is 53.3 percent and the retail line is 15.9 percent. Both figures come from the two published numbers.
The property page carries no asking rent. It reads "Contact broker for pricing".
What the Programme Adds to the Day-Use Pool
Santander's releases describe office, retail, dining and wellness across a 50-story tower. The programme carries no hotel keys.
A day-use seller in Brickell reads this tower as demand that arrives by 2029 and inventory that stays with the existing stock. That stock sits close. A hotel count from the 1401 Brickell Avenue point returns seventeen listings inside one kilometre, six within 350 metres.
Downtown Miami ran 74.2 percent occupancy year to date through September 2026, against 73.9 percent a year earlier, on STR data prepared by the Greater Miami Convention & Visitors Bureau. Average daily rate reached $268.85, up 9.3 percent. Revenue per available room reached $199.54, up 9.8 percent. September alone ran 66.3 percent against 62.3 percent, at $182.02 and $120.65.
The two readings sit $86.83 apart on rate and $78.89 apart on revenue per available room. That spread is the room a daytime product prices into across a shoulder month.
Certification Dates Nobody Has Published
No document in the set publishes a certification date, a commissioning window or an energy model. The 30 percent concrete figure carries no stated baseline. No source publishes the bank's own square footage inside the building.
A tenant comparing this tower against delivered Brickell stock can line up specifications, floor plates and the delivery window. The four rating targets stay targets until an inspector visits.
