A June 2025 delivery on 16th Street
Indiana University School of Medicine opened its medical education and research building in June 2025. The building runs 11 stories and 326,200 gross square feet at 350 W. 14th St., west of Senate Avenue and south of the IU Neurosciences Research Center on 16th Street. IU Health contributed $145 million of the $230 million cost. Medical school classes began on August 4.
IU Health is putting an 864-room hospital complex on the same 44 acres. The campus runs between 16th Street and 12th Street and between Capitol Avenue and Interstate 65, about eight square blocks.
The weekday population
The school’s 2025-2026 fact sheet counts 802 medical students at the Indianapolis campus inside a statewide student body of 1,459. It lists 1,448 residents and fellows across 121 accredited programs, 3,707 full-time faculty and 3,056 volunteer faculty. The same sheet records 7,822 applications and 365 enrolled students for the Class of 2029.
Admissions interviews, exam weeks, faculty committees and resident rotations land Monday through Friday. Inside INdiana Business reported in September 2025 that first- and second-year students work in the building at least five days a week. Construction adds a second daytime population. Jim Mladucky, IU Health’s vice president of design and construction, put the site at about 1,500 workers on April 1, 2026.
What a day room sells
A day-use room is a block of about six to eight hours inside the same room, sold without the night. hotelSlots runs four booking windows from its own page: Morning 6AM to 12PM, Afternoon 12PM to 6PM, Evening 6PM to 12AM and Overnight 12AM to 6AM.
Dayuse publishes an average price of $87.43 for a day room in Indianapolis. Engine publishes a $128 average nightly rate for the city across 1.2 million public rate observations from May 2024 to April 2026, with October at $134.
hotelSlots states on its day-use rates guide that a room selling at $180 a night might be offered as a day slot for roughly 40 to 60 percent of that figure. On the $134 October average that band runs from $53.60 to $80.40. The platform’s home page puts day-use rates at 30 to 75 percent less than the nightly rate at the same hotel, which runs from $33.50 to $93.80 on the same figure. The published Indianapolis day-room average of $87.43 sits above the first band and inside the second.
The window a day desk prices against the corridor is the operator’s call. The school publishes no daytime calendar, so a desk can price a Morning block, an Afternoon block or both and hold the rest of the week open.
The corridor carries no hotel
No hotel sits on the 16th Street corridor, so corridor traffic reaches downtown inventory. The measures below are straight-line, from OpenStreetMap coordinates for each address. Residence Inn Indianapolis Downtown on the Canal at 350 W. New York St. sits 1,623 m (1.01 mi) from the education building. Courtyard Indianapolis at the Capitol, 320 N. Senate Ave., sits 1,676 m (1.04 mi) away, and Hilton Indianapolis Hotel & Suites, 120 W. Market St., sits 2,035 m (1.26 mi) away. IU Health Methodist Hospital at 1701 N. Senate Ave. sits 483 m (0.30 mi) from the building.
Downtown Indianapolis held 8,784 rooms in February 2025, per IBJ. Day-use inventory comes out of that count.
The hospital phase and the gap in the record
IU Health will consolidate Methodist and University hospitals into three 16-story towers on the campus. The complex carries 1 million square feet dedicated to inpatient care, 50 operating rooms, 380 outpatient exam rooms and two helipads. Inside INdiana Business reported it at about 60 percent complete on April 1, 2026 and on schedule for late 2027. The IU Health project page answers its own opening question with December 2027, and IndyGo’s October 2025 construction notice gives the fourth quarter of 2027.
No publisher has printed a daytime room count, a corridor day rate or a monthly count of campus visitors who use hotel rooms. No source carries a schedule of admissions weekends, continuing education programs or faculty recruitment visits. Those dates set the compression a day-use desk can price against, and the questions go to IU Health and to IU School of Medicine.
