784 Residences Join a Brickell Pipeline Counted at 32,652

The Standard Residences and LOFTY Brickell add 784 homes to a Miami pipeline of 32,652 units, with the 2027 bucket at 1,627 units and 2028 the peak year at 7,841.

The Standard Residences, Brickell carries 422 homes on 46 stories. Its twin on the same podium, LOFTY Brickell, carries 362 homes on 44 stories. The two counts add to 784. Both project records give August 2027 as the completion date, and both sit inside one Miami pipeline the market page counts at 32,652 units across 85 projects.

Each count comes from a separate record. The 422 sits on The Standard's page, the 362 on LOFTY's. No page states the 784 total. It is the sum of the two counts, and the pipeline question turns on it.

Two Towers, One Podium, 784 Homes

One Brickell Riverfront stands on the Miami River in Brickell, west of Brickell City Centre, with both towers on a shared podium. Arquitectonica designed both. GOODRICH holds the interiors contract and G.T. McDonald Enterprises is general contractor.

LOFTY broke ground on 31 January 2023 and The Standard in 2023. Both topped out on 16 January 2026, and crews set the architectural crown on The Standard in June 2026. August 2027 sits in both details blocks and in both FAQ answers, and The Standard's projection block heads its delivery "Q3 2027".

The 422 homes are fully furnished studios, one-bedrooms and two-bedrooms. The record lists a rooftop pool deck, a club lounge and cafe, coworking space, a tenth-floor spa with hammam, saunas and cold plunge, a bowling alley, a screening room and a pet spa.

Two Totals on the Market Page

The Miami market page read 85 projects and 32,652 units on 26 October 2026. The same header read 32,648 on 22 October, and the page regenerates hourly.

A second total sits in the by-the-numbers block: 33,358 units across 78 projects with unit data. That figure carries its own label, so it measures a different set from the header. Publish both with their labels.

The residences view counts 79 tracked projects, with 33 announced, 33 under construction, 1 opening soon and 7 recently opened. Those four labels total 74, and the page gives no fifth label for the remaining five. The header's 85 projects and the tracked set's 79 leave a six-project gap the page does not explain.

The Share of the 2027 Bucket

The delivery horizon splits the pipeline by expected opening year. The 2027 bucket holds 11 projects and 1,627 units, and the page names The Standard Residences Brickell as its marquee arrival. The 422 homes are 26 percent of that bucket. The page lists no other project for 2027, so the 1,627 cannot be broken down further from the public record.

The homes already sit inside the bucket. A reader who adds 422 to 1,627 double counts.

The Peak Year Sits at 2028

The page labels 2028 as Peak, with 19 projects and 7,841 units. That year carries 4.8 times the unit count of 2027. The two years together deliver 9,468 units, and the 784 homes at One Brickell Riverfront are 8 percent of that total.

This tower delivers a year before the largest unit year in the pipeline. A 2027 opening reaches stabilization while 7,841 units arrive around it. The later years run lighter: 11 projects and 2,705 units in 2029, then 11 projects and 4,861 units from 2030 on.

Nineteen Brickell Projects and the Neighbourhood Split

Brickell holds 19 of the 79 tracked projects, 24 percent of the set. Edgewater holds 10, Wynwood 7, the Design District 6, Coconut Grove 4 and West Brickell 4. The pipeline concentrates in the submarket this tower enters.

What the Projection Model Puts on Delivery

The projection module reads $1,850 a square foot at delivery in its base case. The band runs $1,600 to $2,100, modelled from six comparable launches nearby at high confidence. The model projects an 18-month sell-out from sales launch at a 4.5-unit monthly pace drawn from that comparable set.

At 422 homes over 18 months, the sell-out implies 23 sales a month. The 4.5-unit pace describes the comps, so it does not apply to 422 homes. The module labels its output a modelled estimate and carries no listing price.

Four Delivery Years Inside Half a Mile

Seven projects sit inside half a mile. LOFTY Brickell is closest at under 0.1 mile with an August 2027 date on the same podium. One Twenty Brickell Residences and One Twenty Brickell Signature Residences land in 2028, and Bugatti Residences Miami in 2028, all three at under 0.1 mile to 0.1 mile. House of Wellness Brickell sits at 0.2 mile for 2030 and Faena Residences Miami at 0.2 mile for 2029. B Residences Miami at 0.3 mile targets 2031.

Three more sit inside two miles: Waldorf Astoria Residences Miami at 0.8 mile for Q2 2028, Delano Residences Miami at 0.8 mile for 2031, and JEM Private Residences at 1.1 miles for Q4 2027.

The Fields a Supply Read Cannot Fill

The two records carry no asking price, no sales agency, no absorption series for Brickell alone and no unit count for LOFTY beyond the 362 on its own page. The address splits across them: The Standard's description and LOFTY's details block both read 99 SW 7th Street, while The Standard's details block reads 690 SW 1st Avenue.

Two questions follow for a supply desk. First, whether the 2027 bucket holds its 1,627 units as the marquee arrival reaches its August date. Second, whether the 2028 Peak year absorbs the 784 homes without moving the $1,850 projection. Neither answer exists in a single document.
