The Tower Sits in the Open Set
E11EVEN Club Hotel & Residences carries Now Open on its project card. The card lists 456 residences across 65 floors in Park West and a June 2026 completion. The hotel and day-club components phase in toward year-end. The card carries no key count for either.
The Market Counts
The Miami market page, updated 24 October 2026, tracks 95 new developments. Forty are under construction, 37 are announced, three are opening soon and 10 have recently opened. The pipeline panel on the same page counts 85 projects and 32,648 units. Median projected pricing reads $1,850 per square foot at delivery across 21 modeled projects.
The Delivery Ladder
The ladder starts at 2027 with 11 projects and 1,627 units. 2028 is labelled Peak with 19 projects and 7,841 units. 2029 holds 11 projects and 2,705 units. 2030 and beyond holds 11 projects and 4,861 units. The ladder carries no 2026 row.
The tallest pending project is Waldorf Astoria Residences Miami at 100 floors. The largest by unit count is The HueHub at 4,032 units.
Where the Exposure Sits
The Park West and Miami Worldcenter cluster comes first. Three open neighbours sit inside three tenths of a mile: Miami World Tower 1, Miami Worldcenter and The Crosby Miami Worldcenter. A fourth property in the open set competes with those three for the same weekend.
The branded-residence hotel comes second. Waldorf Astoria Residences Miami carries 387 units in a 100-floor tower with a second-quarter 2028 completion. Mercedes-Benz Places carries 791 units with a 2028 completion. Both arrive in the peak year.
The announced set comes third. Two sit within two miles with 2030 and 2031 dates. Across the market the page counts 37 announced projects with no construction start.
What the Page Measures
The page counts projects, floors and units by delivery year. It carries no occupancy figure, no average daily rate and no revenue per available room. The supply score the analysis layer computes sits behind the Pro gate.
Any sentence on rate, occupancy or absorption comes from another source.
The Test an Operator Can Run This Quarter
Two figures are readable this week. The count of recently opened projects, which stands at 10, and the count of projects due in the next delivery year, which stands at 11 for 2027.
An operator watching the current window tracks whether the recently opened count moves again before the 2028 stack begins.
