Ritz-Carlton Indianapolis and the Downtown Rate Ceiling

A 176-room Ritz-Carlton tower and a 4,000-capacity Live Nation venue broke ground on 7 January 2026 at the former CSX site. The published rate data behind the downtown ceiling, and what the daytime band of those rooms is worth.

A 176-Room Tower on the Former CSX Site

Boxcar Development LLC broke ground on January 7, 2026 at Georgia and Pennsylvania Streets in Indianapolis. The block holds a 15-floor Ritz-Carlton tower and a live music venue.

Live Nation reports 176 rooms in the tower, including 30 executive suites, two deluxe or hospitality suites and a Ritz-Carlton suite. IBJ's January 9 story reports 170 rooms. Each publisher carries its own count.

Ballroom and meeting space totals 11,500 square feet. The plan adds a fitness center and spa, an outdoor terrace, an upscale restaurant, a lobby bar and restaurant space, and a private lounge. A third-floor pedestrian bridge connects the hotel to Gainbridge Fieldhouse. A two-level underground garage sits under the block.

The venue measures 80,000 square feet, per Sports Business Journal, and Live Nation leases and operates it. The operator's release dates venue completion to fall 2027. Sports Business Journal dates it to late 2027. The hotel opening carries early 2028 from the operator's release and the first quarter of 2028 from Sports Business Journal.

The Rate Question

Two published sources carry rate data for downtown Indianapolis. IBJ reports a city-commissioned study by LW Hospitality Advisors on the Signia by Hilton project. The study projects $50.6 million in first-year room revenue at about 67 percent occupancy, and $72.3 million a year by the fifth year at 77 percent occupancy. Those two figures imply an average rate near $259 in year one and near $322 in year five.

Marcus & Millichap's 1Q 2026 Indianapolis hospitality report forecasts CBD occupancy near 65 percent for 2026, the highest in the metro, with a modest year-over-year dip. The same report states that the convention center expansion and the connected Signia hotel should support weekday occupancy and rate growth over time.

No published source carries a rate for this hotel. Sage Hospitality chief executive Walter Isenberg gave the operator's own frame to Sports Business Journal: "If the city is running 70% occupancy, we need a very small percentage of those people to be wanting a luxury experience that doesn't exist today."

The Properties Pricing the Same Demand

Downtown carries nearly 8,800 hotel rooms, per IBJ. About 18 percent of them sit in the luxury segment. That share reaches about 24 percent if the city's 2,600-room pipeline completes, IBJ reports.

Visit Indy told Hotel Dive that more than 50 percent of the downtown hotels planned over the next five years sit in the luxury or upscale segments, citing CoStar.

The 11,500 square feet of meeting space enters a downtown that adds 143,500 square feet of convention space with the Indiana Convention Center expansion, per Visit Indy, along with 803 connected rooms at the Signia by Hilton. The same page dates the expansion and the Signia to December 2026 and puts the Ritz-Carlton three blocks from the convention center.

The Day-Use Read on Those Rooms

hotelSlots defines a day-use room as a booking of typically 6 to 8 hours and prices it at 30 to 75 percent below the nightly rate at the same hotel. Its platform lists 103,857 hotels across 46 states.

Two published city figures give the daytime band a reference. Dayuse reports an average of $87.43 for a day room in Indianapolis. Engine reports $128 as the average nightly rate in the city across 1.2 million public rate observations from May 2024 to April 2026, with the year running from a February low of $107 to a May peak of $158.

The luxury tower sets the top of the overnight range. hotelSlots states that a day-use rate sits below the nightly rate at the same hotel, so a move in the city average carries into the day rate on the same property list.

Occupancy is the second input. Marcus & Millichap forecasts CBD occupancy near 65 percent for 2026. The daytime hours of those rooms sit outside the overnight count, and hotelSlots states that hotels price day-use slots to fill rooms that sit empty during the day.

The Calendar Behind the Rooms

Gainbridge Fieldhouse hosts roughly 250 events a year, per Sports Business Journal. Live Nation projects at least 75 live acts a year at the new venue. The venue employs more than 300 full-time staff at wages starting at $20 an hour, per the operator's release.

Gen Con drew nearly 72,000 attendees to the 2025 show and set an all-time attendance record, per the convention's own release. Sports Business Journal notes the NCAA Women's Final Four at Lucas Oil Stadium in April 2028.

Those dated peaks supply the tower with demand. The market will watch how the dates convert into rate.

What Stays Unpublished

No source publishes the hotel's rate targets, group rate floors, minimum-stay rules or shoulder-night terms. No source publishes a held-room agreement between the venue and the hotel, the venue's 2027 and 2028 event calendar, or door times.

Sports Business Journal reports the two buildings sandwich an 18,000-square-foot bay that Boxcar hopes to lease to a high-end restaurant operator. No tenant is published.
