Riverside Wharf Adds 167 Dream Keys to Miami's 2028 Pipeline

A 167-room Dream hotel at 114 SW North River Dr enters Miami-Dade's active pipeline as an Upper Upscale project under construction, dated 2028, inside a 58,000-square-foot venue complex.

Dream Hotels Miami at Riverside Wharf entered Miami-Dade's active hotel pipeline as a 167-room Upper Upscale project at 114 SW North River Dr. The county convention bureau's pipeline workbook lists it as under construction with a 2028 build year. The project team announced the groundbreaking in a release dated 4 December 2025 and posted it to the Riverside Wharf site on 3 December.

Two records carry the numbers below: the project release and the Greater Miami Convention and Visitors Bureau's pipeline workbook.

Where 167 Keys Sit in the Downtown Pipeline

The bureau's pipeline workbook, dated 6 October 2026, counts 49 active hotel projects across Miami-Dade. Thirty-six of them are new builds totaling 7,550 rooms. The rest are renovation entries.

The Miami Downtown submarket holds 16 projects and 3,735 rooms. Miami Downtown South adds 5 projects and 527 rooms.

Nine of the Miami Downtown projects are under construction, for 1,986 rooms. Riverside Wharf is one of the nine.

The workbook dates eight projects in the two downtown submarkets to 2028 through its year-built field, for 1,596 rooms. Riverside Wharf is 167 of them, close to one room in ten. The 2025 release dates completion to fall 2028.

The Rooms Dated to 2028 Beside It

Two other projects carrying 2028 in that field are under construction: Baccarat Hotel and Residences at 444 Brickell Ave with 105 rooms, and La Musique Hotel at 1300 Coral Way with 100. Five sit in final planning.

By class, those eight split into 832 Upper Midscale rooms, 322 Upper Upscale, 237 Upscale and 205 Luxury. Riverside Wharf supplies 167 of the 322 Upper Upscale rooms, and it is the only under-construction project in that class among the eight.

The Venue Programme the Hotel Attaches To

The release describes a two-tower, nine-story building of 200,000-plus square feet. Inside it sit a 30,000-square-foot nightclub and rooftop pool dayclub, a 12,000-square-foot event hall, 16,000 square feet of signature restaurants, other dining, and the rebirth and expansion of The Wharf Miami.

Those venue figures total 58,000 square feet against 167 keys, or 347 square feet of programmed venue per room. The nightclub alone is 180 square feet per key. The event hall is 72.

What the Opening Offer Rests On

A guest at this address buys a nightclub floor, a dayclub deck and a restaurant row as one property. The release lists the 30,000-square-foot nightclub, the rooftop dayclub, the 12,000-square-foot event hall and the 16,000 square feet of restaurants. It names no spa, no meeting inventory beyond the event hall and no second pool.

The grounds carry a public riverwalk along the frontage, a new seawall inside a sea-level-rise mitigation programme, and a pop-up Garcia's Fish Market.

Downtown Occupancy Ahead of the Opening Year

Downtown Miami hotels ran 66.3 percent occupancy and a $182.02 average daily rate in September 2026. Year to date the submarket sits at 74.2 percent, $268.85 and $199.54 revenue per available room, up 9.8 percent on the prior year.

The bureau's October industry file carries a Tourism Economics forecast that puts the fourth quarter of 2026 at 71.8 percent occupancy, $229.24 rate and $164.69 RevPAR, on demand growth of 1.1 percent and supply growth of 2.5 percent. The forecast table stops at the fourth quarter of 2026 and carries no view of 2028.

That leaves the pipeline count as the published measure of what this hotel will compete against in its opening year.

Figures That Move Between Documents

The 2025 release says 167 keys. The project homepage and the 2022 release say 165. The bureau workbook independently lists 167.

The 2025 release says nine stories. The 2022 release says 10. The 2025 release puts the cost at $350 million. The 2021 joint venture headline and the 2022 release put it at $185 million, and no document explains the move.

A deep-water marina appears on the homepage and in the 2022 release as a private marina able to take megayachts. It is absent from the 2025 release. No berth count, draft depth or reservation rule is published anywhere in the set.

What the File Does Not Publish

The release names no hotel operator and no management company. Dream is a Hyatt brand: Hyatt announced completion of its Dream Hotel Group brand and management platform acquisition on 2 February 2023, with Dream Hotels joining its Boundless Collection.

The project release does not say whether this property will join World of Hyatt.

Room mix, suite count, opening month, group rate, venue capacity, operating hours and construction financing are unpublished. So is the current operating status of The Wharf Miami, which the 2022 release said would close temporarily once construction began and return as a permanent venue inside the new complex.
