233 furnished residences, each bookable short-term
Twenty Sixth & 2nd Wynwood Residences delivers 233 residential units in the second quarter of 2028. Florida YIMBY reported the schedule on 2 May 2026. Every residence arrives furnished, and every owner holds an option to lease it short-term through the year.
That option puts 233 private units into the rental pool a day-use operator sells against in Wynwood. The report attaches no operating term to it. It publishes no cap on rented nights, no minimum stay, no licensing condition and no rental manager.
Seventy-two percent under contract
About 72 percent of the residences are under contract. The count works out to roughly 168 units, with about 65 still open. Both figures are arithmetic on the published percentage.
The report publishes no closing count, no deposit term and no cancellation record. A contract signed in January and a contract signed last week carry different weight. The file separates neither.
What the building adds at street level
The eight-story building carries 250,397 square feet on a 1.2-acre site at 2600 Northwest Second Avenue. The programme includes 26,000 square feet of ground-floor retail and 32,000 square feet of amenity space.
ASG Equities retains the retail component and holds a minority stake in the development. The report names no retail tenant.
Three projects on one sponsorship group's book
Property Markets Group and Lndmrk Development also launched sales in January for the 244-unit Frida Kahlo Residences elsewhere in Wynwood. The same two firms completed the 318-unit Society Wynwood across the street in 2023.
Across the two buildings the block holds 551 units by arithmetic.
The financing behind the schedule
Madison Realty Capital and Siguler Guff provided a $126 million construction loan. John Moriarty & Associates of Florida is the general contractor, CUBE 3 designed the building and BAMO designed the interiors.
The report says construction commenced. It carries no ceremony date.
What a day-use operator can price against
Hotel inventory in the district carries a published nightly rate. A private furnished unit carries its owner's own terms. A day-use operator pricing a Wynwood block reads this file for timing and scale, and builds the rate from hotel comparables.
Four measures would firm the read. The contracted share on the remaining 65 units. The retail tenant. The operating terms on short-term leasing. The delivery month inside the second quarter. None of the four is published.
