Cipriani's Last 79 Homes Meet Miami's 7,841-Unit 2028

The model puts Cipriani Residences Miami at $1,850 a square foot and 4.5 sales a month. Against the 7,841 units Miami files for 2028, the close-out arithmetic lands after delivery.

The Price the Model Puts on Delivery

TMW Intelligence puts Cipriani Residences Miami at $1,850 per square foot at delivery, inside a $1,600 to $2,100 band. The page states the model runs on six comparable launches within 1.2 miles and prints confidence as high.

The band sits $250 either side of the base, which is 13.5 percent in each direction.

The projection module dates delivery Q4 2027. The details block targets summer 2027 and marks it as an estimate.

A Pace of 4.5 Homes a Month

The scenario module publishes three inputs for the base case. Absorption runs 4.5 homes a month, read from the comp set. Sell-out runs 18 months from sales launch to final close. Comparable appreciation runs at 6 percent a year. The other two assumptions are a gradual path of Fed rate cuts and steady luxury demand.

Eighteen months at 4.5 homes a month clears about 81 homes. The tower holds 397. The pace therefore describes the fifth of the building left after the 80 percent milestone.

What 80 Percent Leaves to Clear

The record dates the 80 percent milestone to July 2026 and names buyers from more than 30 countries. It lists the Northeastern United States, the West Coast, Latin America and Europe as source markets. It publishes no buyer count, no deposit terms and no cancellation figure.

That leaves roughly 79 homes. At 4.5 a month the remainder takes about 17.6 months. Read from July 2026, the arithmetic lands close-out in the first quarter of 2028.

That date sits two quarters past the summer 2027 target and one quarter past the Q4 2027 entry in the projection module.

The 2028 Year and the Two After It

The market page stamps its data Updated October 25, 2026. It files 11 projects and 1,627 units under 2027, with The Standard Residences Brickell as the year's arrival. It labels 2028 Peak at 19 projects and 7,841 units, led by 700 North Miami Avenue. The 2028 unit count runs 4.8 times the 2027 count.

2029 carries 11 projects and 2,705 units. 2030 and beyond carry 11 projects and 4,861 units.

Cipriani delivers into the smaller year. Its 397 homes sit near a quarter of the 2027 bucket, and its close-out quarter lands inside the peak year.

Three Counts for One Pipeline

The same market page prints three pipeline totals. The comparison block reads 85 projects and 32,652 units. The by-the-numbers block reads 33,358 residential units across 78 projects with unit data. The status counters read 95 tracked.

Those status counters carry their own gap: 37 announced, 40 under construction, 3 opening soon and 10 recently opened total 90 against 95 tracked.

None of the counts moves a projection. Each one limits what a reader can reconcile from the page.

Six Comparables the Page Does Not Name

The projection rests on six comparable launches inside 1.2 miles. The public page labels each card Comparable launch. It prints no project name, no address, no delivery date and no unit count.

A buyer, a lender or a broker cannot audit that set from the page. The band is the model's output.

Where the Band Is Most Exposed

The market page prints a submarket median of $1,850 per square foot at delivery, with the same $1,600 to $2,100 band, modeled across 21 projects. Cipriani's base case prints that figure, so the model assigns the brand no premium over the submarket median.

The floor and the ceiling frame the risk. A comp set that holds flat lands near $1,600. A rate path faster than gradual cuts lands near $2,100. Two published assumptions carry the whole spread.

West Palm Beach prints the same $1,850 median across 55 projects and 8,394 units. Miami Beach prints 23 projects and 2,997 units with no median shown.

What Opens Around This Tower

Three tracked projects carry Opening Soon and ten carry Recently Opened. Cipriani sits among the 40 under construction. Brickell holds 19 of the 85 projects.

1428 Brickell sits under 0.1 mile out with a late 2028 delivery. 1401 Brickell by Santander sits 0.2 mile out with 2029. Mercedes-Benz Places sits 0.3 mile out with 2028, and Summit Brickell carries 2029 at the same distance.

Two further neighbours inside a third of a mile carry 2030 dates. One carries no date.

What the Reader Can Test

Two published figures test the model every quarter. The remaining unsold count against the 4.5-home pace gives the close-out date. The 2028 delivery set against the tower's own closings gives the competition.

The record publishes an 80 percent figure for July 2026. The next sales update will show whether the pace held.
