The Delivery
Cole Motor added 213 apartments and 30,000 square feet of ground-floor commercial space to the east end of downtown Indianapolis. The addresses are 730 E. Washington St. and 752 E. Market St. IBJ describes the campus as an about 300,000-square-foot mixed-use project.
Groundbreaking was 20 March 2025. IBJ priced the overhaul at roughly $84 million. IBJ reported on 14 August 2026 that ten residents would move into the north building the following week, with the south building's occupancy in November and the campus finished by the end of 2026.
The Pool a Day-Use Seller Lists From
The Indiana Convention Center counts 7,100 hotel rooms in downtown Indianapolis and 4,700 rooms connected to the center by skywalk on its own pages. Those 7,100 rooms are the standing supply an hourly or daytime seller works from.

The Hotel Supply Behind the Pool
Bradford Allen's Indianapolis read of 19 March 2026 carries the counts that move room supply. The market recorded 8.1 million room nights of demand in the 12 months to mid-2025, more than 580,000 above its pre-COVID peak, on CoStar data. The construction pipeline at mid-year held more than 1,500 rooms, with 3,402 rooms in final planning and 3,220 proposed.
Visit Indy's 2026 delivery list names two adaptive reuse hotels: a 167-key Kimpton in the historic Odd Fellows Building and a 116-room Motto in the King Cole Building. The Signia by Hilton Indianapolis adds 803 rooms beside a 143,500-square-foot expansion of the Indiana Convention Center, and the venue dates its opening to December 2026.
The December Demand the Pool Serves
The venue's own December feed carries its bookings and their forecasts. The Economic Club of Indiana Luncheon lands December 2 in Sagamore Ballroom 3-4 at 300. The 38th Combat Aviation Brigade Ball takes Meeting Rooms 107-110 on December 5 at 250. Big Ten Football Championship Fan Fest holds the building December 5 and 6 at 70,000. The Performance Racing Industry Show runs December 10 to 12 at 67,500. IU School of Nursing Graduation follows December 16 at 2,100, two conferences land December 17 at 400 and 600, and NCNMO Platform 26 closes the month December 24 to 28 at 2,000.
Lucas Oil Stadium hosts the 2026 Discover Big Ten Football Championship Game on December 5 at 8:00 p.m. A kickoff that late puts the daytime hours in play for an arriving fan.
The Transit Line Under Construction
Catalyst places the project adjacent to a $370 million bus rapid transit route. IndyGo's own page records the Blue Line at 24 miles and 30 stations, running from Indianapolis International Airport to the Town of Cumberland along I-70, Holt Road and Washington Street. The same page dates a February 2025 groundbreaking, construction from the second quarter of 2025, and an opening in late 2028.
The Rate Base
Dayuse publishes an average of $87.43 for a day room in Indianapolis. Engine puts the city average nightly rate at $128 across 1.2 million public rate observations from May 2024 to April 2026, and reports December at $112, which is 12 percent below the city average. Indianapolis ranks 39 of 50 markets in that dataset, 14 percent below the $148 median.
hotelSlots publishes its day-use band as 30 to 75 percent below the nightly rate at the same property. Its help page states 40 to 60 percent.
What the Record Leaves Open
The record carries no absorption figure for the 213 units, no lease-up pace and no concession expiry schedule. Unit counts by bedroom type are not published. The three retail tenants and the childcare operator have no named publisher, and the south building's completion is published as late 2026.
